Great place tucked away from the daily crowds, but a bit of a haul if you have a lot of luggage. The rooms were clean and cozy, although the kitchen cabinets were a little sticky. Having a washing machine was great! No real complaints and the price was right.

Had a wonderful stay at this apartment - quite spacious and perfectly located near the train station (and a quieter area with some wonderful local restaurants nearby). Great communication from the host, who was incredibly helpful (Thank you!!).

Fabiano is a wonderful host and provided clear instructions for check-in. The apartment was spacious for our group of four and is in a quiet part of the city but was close by to Santa Lucia train station and a busy retail and restaurant area. Air conditioning worked perfectly and was very welcoming after walking in the August heat. La Lista Venezia was our favorite dinner spot. I would stay here again!

The place was perfect for us - right size for the two of us + teenage son. Location was great for what we needed to do in Venice (combination of work and relaxation). Hosts were responsive to our questions, everything was very easy and convenient.

Property seems tired and in need of maintenance, the downstairs area is dark with very small windows, not as per the photos on the website. Difficult to operate the blinds/windows with the remote control upstairs, downstairs one not working. Convenient location for the station, but a long walk to main sites. Also, did not expect to have to pay the property balance in cash, cards not accepted. Also, walls are paper thin and you can hear your neighbors as if they were in your room, luckily they respected keeping quiet during rest hours. Overall the property was ok.

Very cute and practical apartment. We enjoyed our stay very much. Close to the train station and Grand Canal so the location was ideal and more than worth the price. The property owner was very communicative and helpful. Hopefully we can make our way back to stay here again.

Very comfortable apartment in a location fairly close to the area that makes it easy to walk to water buses to get around the island. Host very knowledgeable and helpful in planning our visit, including how to get to the bus with our luggage without the need to do bridges!

We were two families and booked two Lagoon Apartments. The location was fabulous - 5 minutes walk from the central station, 5 minutes walk to shops and restaurants, easy access to the public water bus stop and water taxi stop, 10 minutes walk to catch transport to the airport etc. We discovered that in Venice, a good location is essential because there are no cars or taxis, and lots of stairs. The apartments were clean and large. There was no view of the canals but we were out most of the time so did not miss this. The area was quiet. The two floors in each apartment were a plus. The manager was very organized and provided advice on things to do which was very much appreciated. Overall we had an excellent stay.

The property was ideal for a city break. There was plenty of space for 3 adults. We had a wonderful holiday. Strange that there was no bed linen for the third bed on arrival but it was delivered the following day. Presses in the living area were full of items not required by visitors. Most amazing lack of kitchenware. A mug was provided on request. A set of 3/4 table settings would make such a difference. The host was so pleasant, helpful, and cheerful when we met up and we would certainly return.

Host was very helpful. Especially when last minute we had to change dates. Couldn’t have asked for more. Property was as per described. Ideal for what we were looking for. Would definitely recommend to others and stay there again. Scored high as I believe the property and service deserved that scoring. I note that quality and price are clubbed together as a question. If separate questions then price would have scored lower. Not because it wasn’t worth it. Because everything in Venice is over expensive!

The lighting of the mirror in the bathroom and entrance did not work. Complaint after handover. The defect was not resolved within a week. The promised instructions for the television were not provided. The defective kettle was immediately replaced.

Fabiano is a fantastic host, as are his collaborators. The apartment is newly renovated, equipped with every comfort and in a quiet but strategic location to visit all the main attractions of the city. I highly recommend it!

Convenient little apartment well organized on two levels located in a quiet area, although just a few minutes from the train station. Wide and complete equipment. Two bathrooms, on the upper floor the shower unfortunately struggles to receive hot water from the boiler located in the lower bathroom. In the bedroom, in the loft, the two Velux windows are very cumbersome to manage with the remote control, which, by the way, after a few attempts, completely ran out of battery, so we were left with one Velux darkened and the other not. However, the remote control for the Velux on the ground floor did not have a battery at all. The television on the upper floor is not usable. The beds only have lightweight duvets with duvet covers, so it is not possible to sleep with just a sheet. Overall, however, the judgment is more than positive, although the host should pay attention to the negative aspects reported, even in other reviews read.

The spacious and comfortable apartment has a great location as it is close to the station, in an authentic, quiet neighborhood, away from tourist routes, but at the same time close to the streets to reach favorite places on foot or by vaporetto. The courteous and affable owner made himself available for every need. I had the feeling of being at home in Venice.

The location of the property is excellent, a few steps from the Station, in a secluded and quiet place. The apartment is beautiful, new, spacious, and equipped with everything necessary, the host warmly and friendly welcomed us, providing us with all the information to spend the holiday in the best way. If I have to find a downside, I will say that the apartment is quite dark, you always need to keep the lights on in those few moments when you are there. To be taken into account for a possible future stay in Venice.

Excellent facility located 5 minutes walk from Venice Santa Lucia Station (so a strategic base to move around (on foot or by Actv) to any point of the Serenissima). Very kind managers and excellent quality/price/services received. WHAT ELSE?

I stayed for 2 days, clean apartment, equipped with everything you might need for a short vacation, absolute tranquility after the chaos of the city center, finding oneself in silence was really pleasant, very close and convenient to the train station. Fabiano is helpful and very kind. I will definitely recommend it to friends and relatives.

The apartment is equipped with everything necessary and is very conveniently located in the Cannaregio district, away from the crowd of the more touristy area but perfect for walking around the city: just five minutes on foot from the train station and ferries. Excellent cleanliness. Fabiano is a kind and helpful manager, his tips on how to get around and places to see are useful. I sincerely recommend it.

Apartment equipped with every comfort ideal for a couple or three people. In the Cannaregio district, it is close to Santa Lucia Station, away from the hustle and bustle of tourist facilities but very convenient for walking around the city. We stayed at the Lagoon Apartment structure by Fabiano for two nights but it would have been ideal for a longer stay. It's just like the picture with a beautiful living area downstairs equipped with a dining area, living room, and a kitchen, above a room with beams. Everything was extremely clean and comfortable. There is even a shopping cart available. In fact, there is a Despar minimarket less than 5 minutes away. Great value for money. Highly recommended especially as a base to see the city.

The Lagoon Apartment was wonderful! Clean and welcoming, also extremely convenient for the location (a stone's throw from the train station and the vaporetto stop). Fabiano and his wife Giorgia were very friendly and helpful even for information about the city. I recommend this apartment to everyone, we had a great time. If we were to return to Venice, we would definitely contact them again.

A cozy little apartment, very functional, located in an excellent position for tourists visiting Venice and who do not know the city. It is a few meters from the train station and the main dock for the vaporetto for various destinations. Notable cleanliness and overall comfort. I feel like recommending it as an excellent solution for a family vacation or also for an economical vacation among friends.

The structure is new, very convenient to the train station, to the buses, to the vaporetto and to visit Venice on foot. The manager is kind and helpful. The stay, although short and the weather not entirely favorable, was more than pleasant. If we were to return to Venice, we would certainly contact this structure, as we also feel we can recommend it to friends and acquaintances.
