Katja is a wonderful host, very helpful, flexible and friendly. The accommodation is as described in the listing. Reaching the lagoon requires some travel time, but it is absolutely flexible time-wise, since two bus lines and the tram run in the immediate vicinity. Intact infrastructure with restaurants and supermarkets around the corner and overall an attractive Italian residential area. I will definitely come back.

We stayed two nights at B&B Avisio during the May 1st holiday. The property is new, including furniture and bathroom. In addition to a good smart TV, there is wifi, a coffee machine with included pods, and a kettle with a wide selection of infusions (all included in the price). However, be aware that there is no kitchen or oven, so it is not possible to cook in the room. For this reason, the B&B is suitable for short stays (max 3 nights). The owner Katja is available, kind, and responds immediately to WhatsApp messages. Overall, it is an excellent value for money considering the prices of accommodations in Venice. The only downside of B&B Avisio is the location: to reach Venice or the Mestre train station, you can only move by bus, taking about 20/30 minutes per single trip. The stop is very close to the B&B, however. Breakfast is included, but we deliberately chose to skip it to pay slightly less.
