Breakfast is served at the restaurant inside the estate (which can also be reached on foot at about 30 m from the farmhouse) where you can taste homemade cakes and jams made by our mothers, cheeses produced directly on the farm, the EVO oil of Certified organic estate, fruit juices, cappuccino, barley, coffee and tea. During the production periods (January - June) it is also possible to taste our delicious ricotta, produced only a few hours before being served.

I really can't complain about the size or the decor of the room considering the price I paid for my stay. The value for money is genuinely very good: the room was spacious and pleasant, especially given the rate. However, the cleanliness could definitely be improved, as the room would have benefited from a more thorough cleaning. Overall, though, it remains a very good option for the price.

Going on holiday and feeling like part of the family. We stayed at Tenuta S. Felice in 2021 and this year (2026) we decided to return to a place where we knew we would feel good. The ideal place to switch off, surrounded by greenery and far from the chaos. I could talk about the atmosphere in the room with terracotta floors and traditional furniture, the lovely swimming pool or the barbecue area lit up in the evening and the homemade pastries at breakfast, but what really makes the Tenuta special is the hospitality. You will find Marco always kind and available for any need, you will be welcomed every morning by the smiles of Isabella and Giuseppina in the breakfast room and you will inevitably start the day with a smile. We hope to be able to return in the future, thank you for the hospitality. Sara and Matteo.

I strongly discourage staying at this property. Despite the potential of the location, management and cleanliness are completely non-existent. Here are the issues encountered during the stay: Indecent room: cobwebs everywhere in the corners and on the ceiling. Dirty bed: sheets full of hair and even potato chip crumbs. Neglected pool: the pool edges were visibly dirty and covered in green residue. Broken furniture: the sunbeds by the pool were damaged. Missing services: the Wi‑Fi advertised by the property never worked. Hygiene and maintenance at an all-time low. Unacceptable value for money. I will not return.

This structure is adjacent to an oil mill immersed in the greenery of the olive trees in the central part of Umbria, next to the Sagrantino road. It is equipped with every comfort and is ideal for those seeking tranquility. The prices are very fair and the owners are very attentive in their hospitality towards their guests.

Well cleaned and arranged structure, in an excellent location, extremely quiet, but just a few kilometers from many destinations that Umbria offers, from beautiful views to historic centers. Availability and courtesy reign supreme both in the B&B and in the restaurant, where we had two dinners and two excellent breakfasts, with products of their own production (the sheep's ricotta is exquisite). Highly recommended.

Structure immersed in nature, comfortable, with the warmth and availability of the owners. It has everything you need to spend carefree days. We stayed on August 18-20 (couple with a 13-year-old daughter). Swimming pool, tourist locations nearby, and walks around the estate. Finally, the cherry on top, inside the structure there is an excellent restaurant-pizzeria. We will return.

We are a family of 5 people. We highly recommend this facility for several reasons: outdoor spaces with lawns, armchairs, sofas, and tables for relaxation; well-kept pool with large umbrellas and numerous sun loungers; apartments equipped with essential but functional kitchenettes; clotheslines available to guests; strategically central location to reach the main points of interest in Umbria; quiet rooms; abundant Italian breakfast with homemade cakes, pies, and jams. Courteous and helpful staff.

This farmhouse is in a fantastic location, both for the enchanting panorama and for the proximity to all the most beautiful towns. My girlfriend and I spent 5 wonderful days in a characteristic, spacious room, with all the amenities. We rested enjoying the peace of the place and greatly appreciated the courtesy, friendliness, and discretion of the managers and those who work there. The magnificent illuminated pool gave us the opportunity to relax in the evening after a day of excursions. To be recommended to everyone.
