Had a problem with noise from the railway station. For me, my room was a bit dark and lacked the charm/'made-with-love' feel I expected from the pictures. Otherwise an alright place. The only reason I definitely wouldn't go again is the rigid payment conditions; nowhere else in Tuscany did I have to pay like this in advance. Maybe because of the railway noise.

Our stay at Villa Magnolia Park was very convenient as it is easy to walk from here to the sightseeing in Pisa and it is only a ten-minute drive to the airport. We enjoyed meeting Manuela, who is very kind, helpful, and also flexible to adapt to what you may need, for example, providing breakfast earlier so that we could catch our plane. The property itself is clean and has everything you need for a short stay. It is very near a train station, which can be noisy if you are sensitive to noise. Though the trains die down during the night.

Note that the property is directly located next to a train station. This is very helpful if you want to go to Lucca for a day or travel by train, but at night it is very loud since the windows do not keep out all the noise. It is not suitable for people with light sleep. The property consists of 4 rooms, the doors themselves are not very thick so you hear a lot from the other rooms. Plus, the location close to the Duomo is definitely a bonus. Breakfast is simple but totally fine. Everything was clean and the bathroom good. Also, the price for this season and the location is great.

A lovely villa with a superb garden and parking. The modern room has a hidden classic-style bathroom. It's clean and cute. The host offered us a cappuccino and a croissant.

Very beautiful villa with a lot of charm and parking (attention: even if free, to be reserved in advance as only 3 spots available). Of course, due to its proximity to the railway tracks, it's a bit noisy for those who like to sleep with the window open. The facilities (in the room or in the shared kitchen) are new and of high quality. Even if breakfast is not provided, there is plenty to prepare chocolate, tea, coffee, toast... In short, we really enjoyed our stay. A very good value for money. If we pass by Pisa again, we will definitely stop here again!

The simple accommodation has a very good location, everything in Pisa is within walking distance (5 minutes walk to the Leaning Tower). The private parking in the courtyard is great, without extra costs. The train noise was bearable for two nights, perhaps bring earplugs. Air conditioning available. Fresh towels were provided after just one night. Top price/performance ratio. Very nice operator. We will gladly come back.

The place is really just a few steps from the tower. The lady was very kind, she offered us breakfast even though it wasn't planned and allowed us to leave the car even after check out.

A historic villa 300 meters from the Square of Miracles and less than 50 meters from the San Rossore train station; this alone would be enough for an excellent rating, but what surprises even more is the courtesy and maniacal cleanliness of the owner: always available and kind with the various requests I made during my stay, the room is cleaned and made to shine every day to such an extent that most hotels can only dream of such a level of hygiene. Essentially, I consider myself more than satisfied with the stay, especially given the excellent quality/price ratio offered; highly recommended.

Structure within a historic villa very close to Piazza dei Miracoli. Excellent cleanliness and general order, comfortable bed. Free private parking inside. Negative points: being very close to the station, you can hear the trains and the announcer's voice. Breakfast is standard with some sweet options, and a small plate with ham and cheese is brought, but more privacy would be needed because the owner and the staff remained at the adjacent table.

Beautiful structure, antique style but well maintained, excellent cleanliness and services. Fantastic breakfast with a wide choice. Just steps from the famous leaning tower and next to a train station for those who want to move around. Congratulations also to the manager, a very polite, friendly and helpful person.

I really liked this Bed and Breakfast. Very convenient, only 5 minutes from Piazza dei Miracoli and easy to reach the central station via S. Rossore station or the bus. The only downside is indeed the noise of passing trains at S. Rossore station, which are few, anyway. The retro furniture is also nice and in line with the era of Villa Magnolia Park. In my room, there was also a mini fridge, always appreciated, and an espresso coffee machine. The bathroom is new and very spacious, with a bidet as well.

Good morning, the structure and the location were in line with the offer description. The room was clean and there was great availability and kindness from Mrs. Lucia, the manager of the structure. Very convenient both for arrival and for visiting the city. The place is beautiful, equipped with all comforts, including air conditioning. The host is also very polite. We noticed one thing that could be improved: although it doesn't affect the overall quality of the stay, our room faced the nearby railway, so we could hear the trains passing by.

A historic and very well-kept elegant structure, convenient to reach the center and places of interest. The manager was very kind and polite, a very polite and helpful person. The room, like the rest of the common areas, is very clean and tidy, simple but complete with everything and comfortable. We had not communicated that there was a celiac among us, and the manager promptly brought breakfast with gluten-free foods. Beautiful and organized, highly recommended, we will return as soon as possible.
