The property has a decent location - close to restaurants, attractions and train station. The room was clean and comfortable. The breakfast was good and tasty - it contained toast, pastries, yoghurts, tea or coffee, jams. The staff was very friendly and helpful. We could even leave our luggage after check-out.

The location of the property was very convenient for getting to and from the airport and also for walking to see the major sites of Florence. The room was comfortable and very clean. Nina was a wonderful host! The breakfast was easily the best we have had on our trip.

A short walk to/from the Santa Maria Novella train station. The manager/owner is very accommodating and friendly. Easy walking distance to all shops and restaurants in/near the core. You have to go up a few flights of stairs. The central location brings increased traffic and noise. No complaints... the property is as advertised!

Overall, very good experience at Cicerone Guest House, located centrally and the room we had was very spacious, everything well taken care of. The bathroom refurbished. Nina very pleasant and attentive.

Positive experience at the facility which was very clean and well furnished. The staff was very friendly. Upon arrival, you check in autonomously which you find very practical. It is in a location quite close to the heart of the historic center; in a few minutes on foot you can reach all points of interest. Very close to the central market where you can have lunch and dinner. For the luggage, you need to consider the stairs, there is no elevator; I mention this for those who might have difficulties. Also, we could not enter the street with the car as it is in a ZTL zone; doable but a bit challenging since we left the car at the Fortezza del Basso parking which was economical compared to other parking lots, which is a positive thing.

Good structure in an excellent location in the center and a 10-minute walk from the station, pleasant and clean room with linen and towel changes after two days, decent breakfast with fresh croissants and other packaged products, very kind and helpful the lady who manages it. Absolutely recommended.

The structure is new, with functional furnishings, equipped with air conditioning/heating and a small but functional bathroom. The room is quiet and has all the comforts. The person who welcomes is very kind and helpful. Two small flaws: the small TV in a corner and the very steep communal access stairs, like in many B&Bs in Florence. I absolutely think I will return and I recommend it, especially if you are a woman and single, for privacy.

The structure is very clean and very beautiful. The breakfast has a lot of choices, which is very nice, included in the price and with the availability to stay in the room to eat. The bathroom is modern and the bed is comfortable and clean. I find this Guest House very beautiful, suitable also for students.

Experience not to be repeated at all. Rude and ill-mannered host. It is impossible to take a hot shower in the morning as there is not enough water to wash. Mediocre breakfast with packaged products not comparable to those shown in the photos. Very low value for money. The rooms are much smaller than they are presented in the photos and are assigned based on availability, without being able to choose which one to stay in.

Vi stavo aspettando! Non vi smentite neanche qui! Per me parlano tutte le altre recensioni, per voi parlo io. Tutti gli altri ospiti sono usciti secondo le regole, a voi ho dovuto staccare la corrente in camera alle 11 e un quarto per farvi fare il check out, nonostante eravate stati sollecitati. Acqua calda: siamo venuti a controllare in bagno e l'acqua usciva, 2 volte... ditelo che siete morti di sonno e maleducati e facciamo prima!

I stayed at this property for a weekend with another person and, overall, the experience was pleasant. The location is truly excellent and the cleanliness is impeccable, aspects that I greatly appreciated. The breakfast was also well-prepared and plentiful, but I would suggest adding a savory option, perhaps available upon request. Regarding the property, I believe it needs some small improvements. In the room, I noticed details such as the slightly crumbling wall and the presence of some mold, elements that deserve attention. It would really be a shame not to resolve them, because the potential of the property is great: it is welcoming and offers various comforts. In particular, I really appreciated the presence of the air conditioning both in the room and in the bathroom, the kettle for a herbal tea or tea, and the microwave, which make the stay very practical. I hope that the small issues mentioned are resolved because I am sure that this would make the property even more special. Despite everything, I really think we will return to stay here in the future.

The structure is well located near the station and equidistant from the city center, close to the Cathedral and shopping streets, easily reachable on foot. Good structure, in an excellent location, 5 minutes on foot from the center of Florence. Very kind manager, he allowed us to leave our luggage even after check-out. The only downside is that our room lacked a bidet and the air conditioning did not work well. Overall, we had a very good time.

The guest house is located just minutes away from all the major tourist attractions, with numerous shops and bars nearby. The bed is very comfortable and there is a coffee machine in the lobby and a refrigerator available to guests, providing everything needed for a comfortable stay. The only downside is the lack of an elevator, which means having to carry luggage up the stairs to the first floor. However, this did not cause us any inconvenience. Soundproofing could be improved, as in the morning you can hear the voices of other guests and the breakfast preparations. Since our stay was only for two nights and we woke up early, it was not a problem for us.

A delightful bed and breakfast in an optimal location, close to the train station, very close to the Central Market and less than a 10-minute walk from the Duomo. The rooms are simple but with personality, unexpectedly quiet considering the very busy area. New bathroom, perfect cleanliness, adequate spaces. Very convenient check-in at any time even in the absence of the reception. Breakfast with good pastries that you can choose and enjoy in the room (equipped with a table and chairs). The owner is really nice and friendly, makes you feel at home! Highly recommended place!

Owner of the B&B very kind and professional, we will definitely come back here when we return to Florence. B&B in a great location, central just a few minutes walk from the main points of interest. Abundant and good breakfast, clean room, perhaps not as new as it appears in the photos, but still perfect with everything you need, as well as spacious. Air conditioning, TV and Hairdryer available. Comfortable bed, slightly firm, but this is a matter of personal preference. Quality/price ratio more than good, considering what is available around.

The bed & breakfast is on the first floor of an old house without an elevator, very convenient in terms of location, both for the station and the city center. Everything is within walking distance. The manager is diligent, always available by phone or WhatsApp, and in the morning for breakfast which is served in the room on a small table because the space is limited. The breakfast is basic. Room 3 is really narrow and you can't keep the window open because in front there is the exhaust of the fumes from the downstairs establishment. The heating works, so does the shower. There is also a small television, but you probably won't watch it since you'll be out exploring the city. In summary, the bed & breakfast is average, but 150 euros per night per room is definitely too much.

Structure located on the first floor of a historic building, the rooms are neat and clean, if I have to be picky, I would have cleaned the ventilation fan in the bathroom, a bit dusty, for the rest we had a great time, the guy at the reception was very kind in preparing the breakfast served in the room. If I were to come back, I will definitely consider the structure.

We are two couples of friends arrived from Sardinia. Very satisfied to have stayed in this cozy accommodation in the center of Florence; which allowed us to reach the most fascinating places in the city without having to resort to buses or taxis. Walking on foot we could admire ancient alleys and palaces. The rooms are well furnished and comfortable, Mrs. Nina welcomed us extremely kindly. We recommend it to those who want to spend days of tranquility immersed in art in Florence.

Excellent location, close to the train station and the center. Host Nina is very kind, polite, and helpful. The breakfast is very tasty and well-rounded. I think the style of Italian breakfast is a bit different here in Brazil, where there are more savory options, while here there are more sweet ones, but of great quality. The only inconvenience, let's say, would be the fact that there is no elevator, in my case it was not a problem, but perhaps older people or those with some physical issues may have a certain difficulty.
