La Maison de Famille is a holiday home with a small outdoor area equipped with a washing machine, ideal for stays of up to 2 adults.

The property is located in a quiet and convenient area, making it an excellent base for exploring Olbia and discovering the wonders of north-eastern Sardinia.

An independent accommodation where you can feel at home throughout your stay.

THE ACCOMMODATION

La Maison de Famille is designed to offer comfort, privacy and complete independence throughout your stay.

The accommodation includes:

* A double bedroom with air conditioning.
* A bathroom with shower and hairdryer.
* A small, cosy dining area with TV and air conditioning.
* A fully equipped kitchen with cookware and utensils, allowing you to prepare your own meals.
* Free Wi-Fi.
* An electric capsule coffee machine, kettle and toaster.
* A washing machine, available free of charge.
* An iron.

The bed will be made up before your arrival, so you can settle in comfortably from the moment you arrive.

COFFEE CAPSULES

A few coffee capsules are provided for your first night, allowing you to use the coffee machine straight away and check which type of capsules is compatible with it.

As this is a holiday home and not a bed and breakfast, additional coffee capsules are not included during your stay and can be purchased independently at one of the many supermarkets in the area.

TOILET PAPER AND SHOWER GEL

An initial supply of toilet paper and shower gel is provided for your first night.

During your stay, additional supplies are not included and must be purchased independently according to your needs.

Several supermarkets and shops are conveniently located nearby.

BED LINEN

On arrival, you will find the bed made up with clean bed linen, which is intended for use during the first seven nights of your stay.

The host does not change the bed linen during your stay, regardless of its length, including after seven nights.

For stays longer than seven nights, an additional clean set of bed linen will be available in the wardrobe.

Guests are responsible for removing the used bed linen and making the bed themselves with the fresh set.

The host does not personally change or arrange the bed linen during the stay.

TOWELS

Each guest will be provided with one set of towels consisting of:

* One face towel.
* One bath towel.
* One small towel.

For stays longer than three nights, after the third night you may open the designated wardrobe and take a fresh set of towels for each guest.

No further automatic towel changes are provided after this second set.

For the remainder of your stay, you are welcome to use the washing machine provided in the accommodation and wash your towels and other laundry independently whenever necessary.

A clothes-drying rack is also available for drying your laundry after washing.

The host does not personally change or arrange the towels during the stay.

NO SMOKING INDOORS

Smoking is strictly prohibited inside the accommodation.

Smoking is permitted exclusively in the outdoor area.

CHECK-IN AND CHECK-OUT

* Online self check-in: Your identity documents must be submitted through the dedicated link before arrival.
* Check-in: The accommodation will be ready from 3: 00 PM. If it becomes available earlier, we will be happy to notify you as soon as possible.
* Key collection: The keys are stored in a key box located next to the property’s entrance gate.
* Check-out: By 10: 00 AM.

Before your arrival, you will receive all the instructions needed to access the accommodation easily and independently.

LOCATION

La Maison de Famille is situated in a quiet, semi-central area of Olbia, ideal for guests looking for a relaxing environment without sacrificing convenience.

Nearby, you will find supermarkets, pizzerias, cafés, shops and local services.

The historic town centre is just a few minutes’ walk away, and the city’s main points of interest are easily accessible.

* Olbia Costa Smeralda Airport: approximately 5 minutes by car.
* Isola Bianca Port: approximately 5 minutes by car.
* Train station: approximately 15 minutes on foot.
* Historic town centre: a few minutes’ walk.

The location is also convenient for exploring the Costa Smeralda, San Teodoro, Budoni and some of the area’s most beautiful beaches by car, including Cala Brandinchi, Lu Impostu and La Cinta.

PARKING

We do not have private parking. However, our guests can usually find free parking along the quiet public street directly in front of the entrance gate, at Via Val d’Aosta 24, Olbia.

Please note that parking is public and is not reserved for the property.

ACCESSIBILITY

There are no internal stairs, as the accommodation is entirely on the ground floor.

However, there are two small steps in the outdoor area, directly in front of the entrance gate.

REMOTE ONLINE SELF CHECK-IN VIA A LINK

Every guest must provide the details of a valid identity document through the dedicated online self check-in link.

Italian law requires all accommodation providers, regardless of category, to collect the required identification details of every guest and transmit them to the Italian State Police through the official Alloggiati Web portal.

Before arrival, all guests must therefore complete the online self check-in process remotely by clicking on the dedicated link that we will send shortly before their arrival.

The link and all relevant instructions will be sent before arrival through the Airbnb chat or to the telephone number provided at the time of booking.

Once you arrive, you will collect the keys independently from the key box located next to the entrance gate at Via Val d’Aosta 24, Olbia.

Throughout your stay, we will remain available to assist you with any questions or needs.

We guarantee that the accommodation will be ready by 3: 00 PM. If it is ready earlier, we will be happy to let you know as soon as possible.

IMPORTANT INFORMATION AND HOUSE RULES

To ensure a pleasant stay for everyone and to respect the house rules, please read the following information carefully.

* The accommodation can host a maximum of 2 people, provided they are included in the confirmed reservation.
* Only guests listed on the reservation are permitted to stay at the property.
* Every guest must provide the details of a valid identity document through the dedicated link sent before arrival. These details are collected exclusively for remote online check-in and the legal registration of guests, as required by current Italian legislation.
* Hosting unauthorised or unregistered visitors inside the accommodation is strictly prohibited, even for just a few hours.
* Our local authorisation permits us to accommodate a maximum of two adults only. For this reason, we do not accommodate children of any age, as children also count towards the permitted occupancy limit.
* Pets are not allowed.
* A valid telephone number must be provided at the time of booking so that we can send you the instructions required to collect the keys.
* Quiet hours must be respected between 9: 00 PM and 7: 00 AM.
* Guests are responsible for managing the complimentary linen provided for their stay.
* For stays of fewer than seven nights, no additional bed linen is provided.
* The host does not change the bed linen during the stay. For stays longer than seven nights, guests who require fresh bed linen may change it themselves using the complimentary extra set provided in the wardrobe.
* For stays of fewer than three nights, no additional towels are provided.
* The host does not change the towels during the stay. For stays longer than three nights, guests who require fresh towels may replace them themselves using the complimentary extra set provided in the wardrobe.
* Smoking is prohibited inside the accommodation and is permitted only in the outdoor area.

SAFETY AND VIDEO SURVEILLANCE

For your peace of mind, the property is equipped with:

* A fire extinguisher.
* Smoke and gas detectors.
* Video surveillance in the outdoor areas.

Video surveillance is installed exclusively in the outdoor areas of the property and does not cover any interior areas of the accommodation.

TOURIST TAX FOR NON-RESIDENTS OF THE MUNICIPALITY OF OLBIA

The tourist tax is €3. 50 per person, per night, payable in cash at the property.

This is a municipal tax collected on behalf of the local authority and is not income for the host.
