We had a very pleasant stay. Very nice place, well located, clean, quiet with everything you need. Breakfast is very good and the cakes are homemade, the lady is lovely. Ideal location and small parking in front of the property. The beds are comfortable, the room quite spacious so I recommend this accommodation without hesitation. The only small downside was a problem with the shower drain, and the walls are quite thin so bring earplugs.

Warm and family-friendly welcome, peaceful and welcoming place. Impeccable structure. Nicolas's mom welcomed us with open arms and delicious cakes for all breakfasts. Thank you.

Excellent!

Very nice, new property, very clean and well cared for both indoors and outdoors. A car is necessary, but in a few minutes you can reach beaches such as La Cinta, Lu Impostu, Brandinchi, etc. Ten minutes from the center of San Teodoro. Within a short walk from the property there are a supermarket, bar, pizzeria and ice-cream shop. There is a shared fridge, washing machine and microwave. Very spacious rooms. Nicola and his parents were welcoming and helpful. We did not have breakfast because we chose the room with a kitchen as we had a one-year-old child. Everything was perfect.

The breakfast is excellent, the homemade cakes are exquisite. The cleanliness of the room is impeccable. The B&B is in an excellent location to reach various beaches on the east coast. When we return to San Teodoro, Guest Rooms will be our reference point! Thank you.

Excellent facility run by courteous, friendly, and professional people. The location is great for visiting the beaches and the countryside.

Excellent structure perfectly managed. We spent 11 days between April and May, what can I say, everything was perfect and in a strategic position to reach the most beautiful beaches on the San Teodoro side. We will certainly return!

I stayed for just one night with my family and my dog. Booking and check-in were very quick. New structure, with parking space, with very spacious and new rooms like the furnishings. Top-notch cleaning. Nicola was very helpful and kind. The structure is close to beautiful beaches. Highly recommended!

New, spacious, clean and welcoming structure. Parking space, room restoration carried out several times during the stay, small patio with garden, table and drying rack. Friendly managers who served me excellent breakfasts. The cakes prepared by the lady were exceptional and provided suggestions on places to visit and local restaurants, all very valid. Quiet but very strategic location, very close to the center of San Teodoro and numerous beaches. Excellent quality-price ratio, absolutely recommended.

Excellent structure in a strategic position for the most beautiful beaches and the center of San Teodoro. Impeccable cleanliness, very quiet place. I will definitely return. A significant plus is that there is a shared washing machine in the structure. Very useful.

Nice structure, new, clean, located in a strategic position to visit all the most beautiful beaches in the area and managed by a very helpful and friendly family, we had a great time.

The excellent structure and the spacious and quiet room made our stay pleasant. Nicola, the manager, was attentive and precise in answering our questions. He provided us with useful information about the beaches to visit and the boats to rent. The breakfast was plentiful and of quality, with homemade cakes by Mrs. Eugelia.

Brand new B&B with spacious rooms and private parking. Patio or balcony available for each room with table and chairs, as well as a clothesline per room (really appreciated). Just minutes away from San Teodoro, in a strategic location to reach the town in the evening and the most beautiful beaches. Very kind hosts and breakfast with super homemade cakes.

Excellent structure to visit the most famous beaches in the area. With a 5-minute drive you can reach the town center and within a maximum of 15 minutes the surrounding beaches. The area is very quiet and peaceful, you sleep very well. Room equipped with everything you need and a newly built and modern structure. Excellent breakfast, with sweets made by Nicola's mom.

Breakfasts are spectacular with a wide selection of homemade cakes. Guest Rooms is new, good value for money.

Great location, two minutes from the beautiful beaches of Lu Impostu and Cala Brandinchi and less than 10 minutes from the center of San Teodoro. Nicola was very kind at check-in, where he also provided us with a map of the area, one of the city and a list of restaurants in the area where we could have dinner. Delicious homemade pastries for breakfast. Large and clean room with a very convenient balcony with a clothesline.

B&B not in the center but convenient to reach all the main attractions of San Teodoro. Well-kept and renovated structure, as well as the exterior. The room was large and clean, we had a great time also because the people who manage it are attentive and available for every guest need. Private parking and breakfast were also excellent. Recommended!

We stayed at Guest Rooms for 10 days, we had a great time. Located a few kilometers from the center, on the main road, yet you can enjoy the silence and tranquility of the place. The breakfast is excellent, the lady prepares homemade sweets and suggests places to have lunch, dinner, and beaches to visit. Kindness and courtesy are the order of the day. The structure is new and has a well-kept garden, the rooms are clean and the design is simple and elegant. We will definitely come back!

I stayed at this property (2 adults and 1 child aged 11) between late August and the first week of September. Pros: new and well-maintained, good breakfast with homemade products, outdoor space with table and clothesline, available parking, accept electronic payments, good value for money. Cons: cleaning every 3 days, 3rd bed for child a bit basic. I will gladly return.

Brand new property with a little terrace. Kindness and courtesy of the managers. Strategic location just outside the center of San Teodoro to reach the various beaches. Excellent opportunity to use the washing machine, freezer, and microwave oven.

The kindness of the manager was evident even before staying at this property, from the booking phase. The rooms are new, very clean and comfortable. It's nice to see the reed bed and the garden, it feels like being in the countryside but you are just a stone's throw from the beaches and San Teodoro. The breakfast and homemade panettoni are very good.

Not by the sea but a few minutes drive from the most beautiful beaches. Kind owners, moderate price. New and modern furnishings.

We stayed in 2 for 6 nights the week after mid-August. The structure is new, equipped with everything necessary with the possibility of a kitchenette and in all a mini fridge and a small balcony with a table to dine outside. Abundant breakfast thanks to the very kind mother of Nicola who every day bakes fantastic sweets and was available for any request. The location is great, you can reach the center of San Teodoro and all the beaches in 5 minutes by car. The quality/price ratio is excellent. We absolutely recommend it.

We stayed at Guest Rooms from the 5th to the 11th of July and we had a great time. Great location, very clean room, and kind and helpful staff. If we were to take another vacation in that area, we would definitely return.
