A cute, nice and clean B&B in a perfect location directly beside the spectacular Villa d'Este. We have already recommended it to our friends.

Location, location, location ... prime position for all old town access especially Villa d'Este. Fabio and Rosella were excellent hosts assisting with restaurant recommendations etc. Parking was free and a short 2-min walk. Exceptionally clean comfortable room. Thank you Tivoli.

Rosella and Fabio are lovely hosts. Very helpful with good English. The accommodation is simple but clean and well maintained with excellent showers. It has a great location a hundred yards from the entrance to the Villa d'Este and close to the old part of Tivoli.

Our hosts were very accommodating. Their location is ideal. Close to restaurants and just meters away from the entrance to the Villa d'Este. Great recommendations for dinner were provided. Everything was within walking distance of the B&B.

Fantastic location overlooking the entrance to Villa d'Este. The host is very communicative, responsive, and passionate about Tivoli. Breakfast was a fresh pastry and a variety of fruit, yogurt, bread, coffee. There are many restaurants in the area and it's very close to Piazza Garibaldi. There's a terrace, which was a nice place to relax after a long day of walking or to get out of the sun.

Good location. Hard, uncomfortable pillows and extremely noisy from the street outside, made for a rough night with little sleep. Very nice host with good food recommendations and parking provided.

Ideal situation for the old town and gardens. The host is very helpful. No breakfast offered this time of year. Parking free and easy to find. It is easy to find if you don't take the GPS shortest route!

The property was well situated close to the city centre. The amenities were below standard. There were no drinking glasses or coffee-making facilities in the room. A balcony would have been nice to take in the views. There was a rooftop area to sit, but having your own balcony would have been better. The room was cleaned daily; however, the bath towels, etc., were only changed every three days, but you could request clean ones, though you needed to pay 1 euro each.

Just spent four days in Tivoli at the bed and breakfast Villa d'Este and could not have enjoyed it more. Our hosts were wonderful, welcoming and ready to help us with services, taxis, etc. The location is right across a small square from the entrance to Villa d'Este, and convenient for all the town's restaurants, shops and attractions. Delicious breakfast with fruit, muesli, yogurt, toast, even fresh croissants. The rooms were utterly charming. Hope to go back.

Perfect Location for Tivoli Water Gardens and town centre. Great hosts. Only downside was that bathroom, although private and dedicated to the room, was not en-suite.

I recommend it 300%. The room completely matches the photos. It is right in front of the entrance to Villa d'Este and a 10-minute walk from Villa Gregoriana. Upon our arrival, we were given a free parking ticket for the blue zone (to be returned when handing back the keys) otherwise parking costs 1.50€ per hour I believe. The parking is a 2-3 minute walk from the room (we found a good spot, but most spots are quite old and narrow, but it is fine if you don't have a large car, we drive a 2008). We thought there would be a lot of people at the various villas to visit but that was not the case at all, the owner explained to us that in August there were not many people due to the heat. We were with a 4-year-old who had a small bed next to ours (it was perfect). Near the parking there was a fair (held all month of August), noisy but well soundproofed windows. The bathroom was very clean and functional, nothing to complain about. And the big plus the rooftop terrace, where we could sit after visiting Villa d'Este to have an aperitif, it was just perfect. As for the visits, we organized ourselves a bit poorly, ideally it would be best to visit Villa d'Este in the evening to have the chance to enjoy the beautiful garden by day, but also to be able to see the sunset and enjoy the garden at night, all the fountains are illuminated it looks beautiful... Too bad, we will come back. Villa d'Este can easily be done in 2 hours or even less, or much longer for those who like to stroll. Villa Gregoriana can also be done in 2 hours (several routes are offered) for the short tour, knowing that there is also a "medium" and a long tour! It is more in hiking mode (bring your sneakers). We finished with Villa Adriana (because we had to take the car) this one has a parking lot (shaded for the lucky ones), we didn't like this one much, but it is mainly because for our 4-year-old daughter (used to hiking) it was too much, and it is extremely hot and extremely large there. You can find passes for all these visits, but in the end we paid more for the passes to avoid the queues that were not there at all... It was our stay, it was great, and the room had a lot to do with it! Thank you for the welcome and patience with my mediocre Italian. Thank you for the delicious espresso. Hope to meet you again on our way.

Despite an overbooking, the friendly landlords quickly found a solution to the problem.

The booking process was a bit surprising, as I wanted to book a room outside of Tivoli. The booked room was not available. The alternative offer was adequate. The assistance from the host was very friendly. He was attentive.

There could not be a happier choice for staying in the splendid city of Tivoli.The property is very comfortable and elegant, in an excellent location right opposite the entrance to Villa d'Este,and very close to a convenient car park for which a ticket is provided that can be used until check-out.The hosts are kind and helpful, and the quality of sleep is excellent thanks to a fabulous mattress and well soundproofed windows.The view from both the room window and the terrace is breathtaking.We will definitely return.

The property is located just 20 meters from Villa d'Este, in the city center. The owners' hospitality and availability were truly excellent, considering they welcomed us even after the scheduled check-in time. We will return.

The structure is located in the center, in front of the entrance to Villa D'Este. It is in a ZTL, but very close to a paid parking (50 meters), for which the structure kindly offered "the parking ticket" for the entire duration of the stay! B&B very clean, private, and the owners are very courteous, kind, and helpful. The breakfast is simple Italian, but good. Highly recommended! The only thing is that it is on the second floor without an elevator, although it was not a problem for us.

All very positive and the location is great. Perhaps the only slight flaw is the windows that could be improved in terms of soundproofing. I recommend it and if I had to stop in Tivoli again, I would gladly return.

Excellent property, excellent location to visit the pleasant historic center of Tivoli, the fascinating medieval urban area, the wonderful Villa D'Este, the marvelous Villa Gregoriana Park. Courtesy, commendable hospitality and availability. Accurate cleanliness in all rooms and for all furnishings. Assorted and abundant breakfast. TV and air conditioner. My wife and I enjoyed the "Superior" room, really spacious, comfortable and with a view of a pleasant square just steps away from the public parking lot whose payment was included in the room rate. The bell of the church in front rings at seven thirty, but then stops :-))

We were greeted by the manager with great cordiality. He checked us in at 12:45 even though it was stated from 3 pm onwards. This way we could leave our backpacks in the room and go visit Villa d'Este without weights on our shoulders. The room is small but tastefully furnished, very clean. The same goes for the bathroom. I would say the location is enviable, in front of the entrance to Villa d'Este, with a panoramic terrace overlooking the entire valley. Extremely quiet area at night despite being in the city center. Close to bars and restaurants. I would say top marks!

Simple and quite spacious room overlooking Piazza Villa d'Este. Very small windowless bathroom, difficult to move around, and poor cleanliness. Two flights of stairs with no elevator. Friendly hosts and great location with parking provided. Normal breakfast. Unfortunately, we will not return considering the price asked.

Great location, very clean and well-stocked breakfast. I was impressed by the soundproof windows, despite the hustle and bustle in the adjacent square, you could hardly hear anything in the room. Mr. Fabio very courteous.

The property is located in a central position, which is very convenient for those without problems. The parking lots are close, but there are many stairs. This is the only flaw. Also, there is no fan in the room. The manager is really kind and polite. I would recommend this property for one or two nights.

Delightful Bed & Breakfast in the heart of Tivoli, very central location in front of the entrance to Villa d'Este, very well-kept even in the details, with a very intimate atmosphere. Everything perfect. Spacious triple room equipped with every comfort. Fragrant sheets and very comfortable mattress. Large bathroom, clean, new sanitary ware and faucets, large shower. Impeccable cleanliness both in the room and in the bathroom. The managers are very kind and helpful.

I stayed with my husband and my two children in this beautiful property, the hosts offer parking 50 meters away in Piazza Garibaldi, convenient for those traveling by car. In the city center, in front of the entrance to Villa d'Este, perfect for exploring the historic center. Room, breakfast all impeccable, friendly and nice hosts. Absolutely recommended.

The room I stayed in was very beautiful, bright, and well-furnished. However, it's a shame that there is a sewer smell in the bathroom which is truly unbearable.

Adequate structure in the characteristic historic center and right in front of Villa d'Este. Friendly and helpful management. Breakfast like at home. Very satisfied, I suggest.

Kind and ready to meet any need.\n\nLocated in a building from the early 1900s on the 2nd floor, with no elevator or lift.\n\nThe rooms are well maintained, but the soundproofing between the rooms is not the best, especially due to the presence of an external bathroom serving the other rooms.\n\nSpacious bathroom, although the hydromassage shower with a multifunctional electronic panel is a bit dated.\n\nUncomfortable bed: the mattress, a bit dated, should be replaced.\n\nLocated in front of the entrance of Villa d'Este.\n\nDo not underestimate the possibility of parking for free a few steps from the property (Piazza Garibaldi) in a paid parking lot thanks to the permit issued by the B&B.\n\nIn general, I recommend the property not only for the kindness and courtesy of the owners, but also because it is an excellent starting point to visit on foot the beauties of Tivoli and Villa Adriana in a few minutes by car.

I stayed with my girlfriend in August and we had a really good time. The room is exactly as in the photos, spacious, comfortable, and furnished with attention to detail (we had the wisteria). Having the keys directly allows you to enter and exit without time constraints and access the terrace. The location is very convenient, in front of Villa d'Este, very close to the center (also lively in the evening) and the square where you can leave the car. Special mention to Mr. Orazio, friendly and very helpful (even if late, we kept the promise of the review!). Only suggestion, for the price paid, a hairdryer could be provided in the room and the bathroom could be equipped with shower gel and shampoo.

Structure very close to the entrance of Villa d'Este. It occupies the second and third floors of a historic building, although not particularly charming. Expect to climb stairs. Central area but quiet corner. Good breakfast on the terrace. Courteous managers.

Great Bed and Breakfast. Recommended.

Cozy structure, right in the center. Very nice room with a bathroom equipped with a whirlpool shower. Nearby free parking only from 8 pm to 8 am. Good value for money. Recommended.

"Recommended". Accommodation chosen for its excellent location near the historic center of Tivoli. Spacious, very clean and comfortable room, with a splendid view of Villa d'Este, as the B&B is located right in front of its entrance. Very great attention and kindness from the two managers. Parking very close and convenient. I highly recommend it!

Excellent facility, in a beautiful palace and in a central location, nice clean and comfortable rooms. The terrace available to customers for breakfast (and more) is truly beautiful and enjoys a magnificent view. The managers are courteous and helpful, giving the B&B a very familiar atmosphere.
