Very convenient location by Termini for a night before flying out. Welcoming host and had all the necessary basics. The hot water was a little spotty and the walls were scuffed up, but overall a very good value.

We arrived from Cyprus for one week. Great hotel. Marco, the owner, is super, friendly. Historical building, I liked the elevator. The room is clean and beautiful, everything is new. We are happy and will be come back.

Had a great stay at Room 23 - Marco welcomed us and was very friendly and approachable. Rooms are brand new and sparklingly clean, WiFi is insanely fast (500+ Mbps) and very reliable. Location is within a couple of minutes walk to Rome Termini making airport transfers very easy. The metro nearby was also easy to access. Overall would highly recommend this place.

Clean room without breakfast option. The neighborhood is quite dirty but close to the train station. We are dissatisfied with the room assignment as we had booked the triple room for two (20 euros more expensive) because my son might have been able to come (fortunately not... you will understand by reading further) and we were given a double room. Despite our complaint, we were told that the price is the same (which is false despite the evidence we provided, just try on the website) and that in any case the triple room is occupied. No understanding from their side, no gesture... they continued to deny the price difference.

Bellissima struttura! Proprietario molto gentile ci ha aiutato a capire come muoverci nella città! La posizione è perfetta per raggiungere a piedi il metro, che si trova a 2 minuti e poi da lì raggiungere tutti gli obbiettivi turistici! Sicuramente se ritorniamo a Roma prenotiamo di nuovo da lui! Le stanze molto pulite, e il proprietario ci ha fatto la gentilezza di poter lasciare i bagagli lì, perché il nostro volo era di sera! Veramente top!

The structure is well renovated and clean. We stayed for 2 nights. The room is nice and the bathroom is spacious but without a bidet. It would be advisable to put at least a shelf or a stool in the bathroom to place the necessities without getting them wet. We were told that cleaning is done every 3 days. I would have preferred that there was, given the cost and the empty refrigerator, at least a bottle of welcome water.

Small but complete and cozy room. Good hygiene service with a comfortable shower. Good level of cleanliness and order. Good condo building although Via Napoleone III unfortunately loses its charm over the years in terms of urban care. Very close to both Termini Station and the lively Monti district. The host is a very friendly and laid-back person.

The rooms, one for two people and one for three people, are very spacious and comfortable. The private bathroom in each room is also spacious. The premises are clean and tidy. The two owners are friendly and very helpful. The place is located 5 minutes from Termini station and 10 minutes from the Colosseum.

Marco and Stefano have been two exceptional hosts, available both before and during our stay, always ready to respond to any of our needs. The rooms of the structure are brand new, clean, with every comfort that one may seek, just as seen in the photo. Having booked 3 out of 4 rooms, we almost had the guest house all to ourselves, and this made us feel almost at home. The proximity to Termini station is ideal for those arriving in Rome by train. The metro is also nearby, certainly a significant plus. Definitely a guest house to recommend and consider for a possible future stay in Rome!
