My daughter and I had a very pleasant stay at Lanzies. Before booking, Max responded very quickly to my questions. And when we arrived around 21.30, he opened the doors for us and led us into the apartment. The next day, he explained a lot about Rome. The apartment is well equipped and you can make use of the shared kitchen. The location is perfect because of the Baldo Degli Ubaldi metro stop. For only 1.50 euros per person, you can travel into Rome. We didn't buy 24/48/72h passes. We just walked a lot. In the center of Rome, everything is doable by foot. We can recommend the nextdoor Sabir Bar. If you book breakfast, you will have it there. The staff is very friendly and the food and coffee are good. For dinner, we went to Cacio & Peppe and Joseph Ristorante. Both are very good. So don't go to Trastevere but just eat local.

Max is a fantastic host. He communicated well and gave us essential information and a map at the beginning of our trip. He was also happy to help throughout your trip, which was evident when I needed his support to book a local restaurant. The room was clean and comfortable. The photos do not do it justice. The bathroom was lovely, and we felt safe and happy. Breakfast in the local bar was typically Italian, and the staff there were very engaging. Without hesitation, I would recommend this guest house. Comfortable accommodation near the metro (100m), with access to the center of Rome in 15 minutes. The rooms are clean and functionally furnished with direct access to the terrace. A very accommodating and willing boss, whom I hereby greet. Thank you.

Highly recommended: We chose this B&B after reading the positive reviews from other customers, and they fully met our expectations; especially because of the very close metro, which allows you to visit all of Rome comfortably and the presence of supermarkets. Welcoming structure, the triple room "Vittoria" that hosted us is beautiful, new, and clean. Max is very helpful and not intrusive. All this allowed us to spend a wonderful 3-day vacation.

A room with every comfort. Possibility of relaxing on the outdoor terrace and great willingness from the host to provide any useful information for the stay and moving around the city. Perfect location, less than 2 minutes walk from the metro A stop. It will be a pleasure to return.

Very nice and clean structure with three rooms, private bathroom, and equipped kitchen. Very close to the metro, which allows you to quickly reach all the main points of interest. The owner was very helpful and courteous; in response to an unexpected issue upon our arrival, he came to meet us without any problems.

We were at Max's last week. The apartment is accessible and usable for everyone, located in a strategic position just a stone's throw from the metro line A Baldo degli Ubaldi and always line A Valle Aurelia, well connected to any place in the city. The apartment is very clean and the rooms are equipped with basic comforts, from the fridge to the air conditioner, with the coffee machine in the room for the morning espresso. Breakfast is at the bar next door, managed by the ticket that Max gives you upon arrival. The host is available and introduced us to the city upon our arrival, giving us all the fastest and most accessible transportation solutions. We were with two small children aged two years. What can I say, highly recommended.

Excellent structure, strategic location just steps away from the metro and with a paid covered garage nearby. The spaces are adequate, very clean, sheets and towels smell clean. Max is an excellent manager. Highly recommended.

The manager was very helpful. He allowed us to leave our luggage both before check-in and after check-out, and also offered us breakfast at the nearby bar. Convenient location, 2 minutes from the metro.

Dato che alla vostra partenza mi avete comunicato un feed-back eccellente, mi permetto di far presente che ho notato che i voti che ha riportato sono più bassi della nostra media di punteggio. Probabilmente non era sua intenzione penalizzarci, ma per tutti i portali internet i voti che si esprimono non sono giudizi sulla struttura, bensì livello di soddisfazione delle aspettative. Va da sé che non necessariamente bisogna lasciare un giudizio su servizi di cui non si è usufruito (come ad esempio nel vostro caso, la colazione non era prevista nella tariffa che avete scelto). Tornate pure a trovarci quando volete! Max

Strategic location, one minute from the metro stop. The 490 bus from Tiburtina stops in front of the B&B entrance. All necessary services are available in the area and it is possible to walk to Monte Ciocci park where you can enjoy a beautiful view. Excellent reception; kind and helpful owner who indicated how to reach the main tourist attractions. Clean room overlooking a small terrace. Small but clean bathroom and quite spacious shower. Perfect for two people.

La si può ordinare al bar accanto e consumare direttamente lì oppure farsela consegnare direttamente in camera senza sovrapprezzo. Oppure la si può preparare in autonomia nella nostra cucina attrezzata condivisa. Noi offriamo comunque gratuitamente il caffé o thé. La aspettiamo nuovamente presto, Max

We had a great time! The bed and breakfast is located in a residential neighborhood very close to the subway station and at the same time away from the city's chaos. Max was always available to give us advice, impeccable cleanliness. Recommended structure.

Very convenient location because it is very close to the metro, great value for money, clean, the manager was helpful and provided us with useful information for our stay. It would be desirable to have some facilitation/convention for breakfast in case you do not want to do it independently in the shared kitchen of the property. We arrived by train so no info on car parks.

Le informazioni sulla colazione (opzionale, eventualmente prevista con la tariffa apposta), credo siano chiaramente riportate nella nostra descrizione su questo sito, che riprendo testualmente: "Avete la possibilità fare colazione al bar accanto, oppure di averla servita direttamente in camera o fuori al nostro patio in terrazzo, con servizio delivery, senza sovrapprezzo". "In struttura vi offriamo comunque gratuitamente un buon caffé o thé al mattino e la possibilità di utilizzare la nostra cucina attrezzata nella sala comune, dove potete eventualmente preparare ciò che preferite, approvvigionandovi al supermercato dietro l'angolo. Così come per il parcheggio: ,"Parcheggio: E' possibile parcheggiare gratuitamente l'auto in strada nelle vicinanze, oppure a pagamento in un garage convenzionato a 30 metri di distanza, a partire da 15 euro al giorno." The structure is comfortable and functional, and the rooms are very cozy. Max, the owner, is very friendly and helpful. The area is well served by both buses and the metro, with Ubaldo degli Ubaldi station on line A just a short distance away. There is everything you need nearby. Recommended.

It often happens now to book via the internet without fully knowing and sometimes you find unpleasant surprises. This is absolutely not the case with Max's b&b, indeed in my opinion the many qualities it has are not highlighted: the optimal position to reach any place since the metro is practically at the exit of the building, as well as nearby shops, supermarkets, good bars, and restaurants like Joseph, the large room with the stylish private bathroom, the daily cleaning of the room and the structure, last but not least the large terrace surrounding the apartment, which allowed us to "breathe" in the warm Roman nights along with the air conditioning. Noteworthy is Max's welcome and availability. We will come back. Thank you, Max. Lucia, Agnese, and Gaetano.

Structure in a residential building with a concierge, very clean and quiet, economical with new and well-maintained interiors. Staff extremely attentive to personal needs, kind and caring. Large internal terrace. Recommended.

Excellent location for visiting the Vatican, very close to the Baldo degli Ubaldi metro A stop. Manager very helpful in providing information for visiting the city. Slight background noise from the passing metro trains. Recommended for quality/price ratio. Clean premises, room with bathroom and small personal fridge in the room in addition to a small safe. Availability of the kitchen with a larger fridge, oven, coffee machine, and microwave (kitchen shared among the 3 rooms). Very satisfied with the 7-night stay. Breakfast not provided due to Covid issue, but available with coffee pod and tea kettle.

Very helpful and courteous manager. The structure is located a few steps from the Baldo degli Ubaldi metro stop, red line. In a few stops of the latter, you can visit important monuments of Rome. The structure is welcoming and clean. My son and I had a great time. Also, the quality-price ratio is good. What can I say... definitely worth considering for a future return to Rome.

We stayed five nights at this property, everything was perfect from the manager's availability to the cleanliness of the rooms, great outdoor space and a kitchen equipped for every need (from breakfast to dinner) and excellent coffee (or tea if one prefers) offered every morning by Max. Metro two minutes away in a very quiet neighborhood where all services are close to the b&b. Absolutely recommended, accepts holiday vouchers. See you next time.

Great availability from the manager. Daily room cleaning and quiet location just a few minutes from St. Peter's, easily reachable by public transport (metro and bus). Metro is about 2 minutes on foot from the property. Perfect also for those who want to take advantage of the holiday bonus.

Clean, spacious B&B with well-furnished rooms. A kitchen is available, making the B&B convenient for longer stays. Metro Line A stop is just a few minutes away. Also recommended for those who want to go to the city center; in addition to the metro, there are several bus lines connecting to the historic center. The owner is friendly and helpful. The highlight is the terrace where you can enjoy some fresh air in the evening.
