Very clean and spacious room with access to a kitchen with complimentary coffee and a communal fridge. Excellent communication with the host. The location is extremely convenient for the main train station and getting to/from the airport (although the trains to/from the airport only run until around 8:30 pm, so be careful!). You can also walk to some of Rome's main attractions in 20-30 minutes and access the metro via the train station. There is also a café downstairs which does great coffee and is a convenient option for a basic, cheap breakfast. There are many reasonably priced eating options in the area, such as the "mercato centrale".

It is convenient to the train station and clean. However, honestly I would not have felt very comfortable staying in the location if I were not with my husband. The doors/windows block some of the noise, but I still found it a bit hard to sleep with the noise of the station.

The room was neat and tidy. Hot water is available. Small balcony with an amazing view of the sunrise. Close to the train station, bus stop, and a grocery store. The hosts are very nice and helpful. There is a common room with a fridge and a microwave.

What an amazing place in an excellent location! Pro tip: walk inside the station all the way to the end and exit at the end of the station's Mercato, continue the journey from there. There's a supermarket nearby and even a laundromat about 10m from the entrance. And Valentina was the most magnificent host - so clear in her instructions. It was all very structured so you know there's a solid system in place for her B&B. Thank you very much for the stay!

Valentina is a very friendly and responsive host. The instructions provided prior to check-in were very clear. The location is right across from the Termini station, and getting to this location from FCO is also very convenient. The room was comfortable and had a private bathroom. The price for my duration of stay was reasonable. Overall, it was an excellent stay and a great find for my future stays in Rome. Thank you, Valentina.

The good: clean, everything worked well, great price, helpful and friendly host was easy to communicate with. Negatives: the kitchen doesn't yet have kitchenware for preparing simple meals or reheating food. No luggage storage option, which is minor really. Overall a great convenient stay with good transportation connections.

I highly recommend this place and here's why: the host is very responsive and accommodating, I was able to check in at 9 in the morning! Can you imagine!? The wifi is very fast. The location is perfect, very central area and steps away from the Termini station where you have both Metro lines, airport shuttle, buses, and trains to everywhere! The place is very quiet and very clean! It's freshly renovated! Thumbs up to Valentina and the team!

Valentina is very attentive and available at any time for whatever you need. As for the accommodation, it is very well located, very clean, and despite being a Bed and Breakfast, we did not meet anyone. It is very spacious and you have everything you need just a step away. Moreover, a very important point is that you can leave your luggage on the day of check-out.

We loved staying at Beds! Termini! The gray room is exactly like the photo. Located in front of Termini, it was very easy to reach and access the room. Everything very clean, impeccable, the room is spacious. The bed is comfortable and the building is located in a quiet area, you rest very well at night. Valentina, the manager, is very loving and showed herself very willing to help us in everything. We were even able to leave our suitcases on the last day until the time of departure to the airport. Thank you very much Valentina!

Spacious and very clean room. Convenient location for the train station and the subway, but overall not in a nice area and the room was rather noisy. Convenient self check-in. The property has a shared area with a kettle, a coffee machine and a refrigerator.

We stayed at this property in October and we were very satisfied. The accommodation is located inside a building next to Termini station, very convenient for both train and metro. The apartment has four rooms with private bathrooms and a shared kitchen, with a refrigerator, kettle, microwave oven and a Nespresso coffee machine. Guests are provided with coffee pods, tea bags, various glasses and sugar. The room and the bathroom have been completely renovated and are very clean. The room has a TV with digital platforms (Netflix, etc.) and air conditioning. The bathroom has a glass shower enclosure, a hairdryer and essentials for washing. There is no bidet but next to the toilet there is a very functional handheld bidet sprayer. The owner of the accommodation, Mrs. Valentina, is a very kind and efficient person and always supported us with any need. In conclusion, a property truly to recommend.

I really liked the hotel. Everything was comfortable. Although it was located opposite the train station, I was not disturbed by the noise. In addition, I slept very well. The room and the bathroom were very clean. Everything smelled pleasant. The location is excellent. Even though I bought a metro ticket, I still walked to the city center because I saw many new attractions along the way. I would give the host 20 points, but the maximum is 10. I highly recommend this hotel and, if I return to Rome, I would definitely choose the same hotel. Thank you for the excellent hospitality. I do not speak Italian very well. Please forgive any grammatical mistakes while I write.

We stayed at this B&B for a concert at the Olympic Stadium and had the opportunity to visit Rome for 3 days. The location is very convenient (across from Termini station and various services, metro, square where the various buses pass). The host is very helpful (I finalized everything via WhatsApp where the access codes are sent since there is no physical reception, but any doubt or request is answered immediately). Clean room, air conditioning, room dedicated to coffee/tea break with capsules kindly offered and the possibility to use the refrigerator available to guests. I absolutely recommend it! Like visiting a beautiful city like Rome! And Daje!

We had the pleasure of being hosted in the accommodation of Mrs. Valentina, who proved to be a really kind and super helpful host. We appreciated the cleanliness of the room, the excellent air conditioning, the rationality of the furnishings, and the excellent soundproofing to the outside. The structure is located next to Termini Station and, being well served nearby by public transport lines, both surface and metro, it appears to be central to the major tourist attractions of the city. In short, a great experience and an accommodation absolutely to recommend.

Conveniently located property, 15 minutes from the station without wasting too much time looking for it. Equipped with a room to leave luggage and a small corner to refresh with coffee. The owner is super kind and helpful, always available to solve any unexpected situation. I recommend it.

The experience was excellent: for those who do not have particular accommodation needs, I recommend this property, which at absolutely cheap prices offers a good and complete accommodation. The room was very clean and the bed very comfortable: the windows effectively isolate from the noise of the trains, which is not disturbing. Also available a small but functional shared kitchen and luggage storage with bathroom, absolutely welcome attentions. The communication with the host was exceptional, they followed and supported us in every need. Absolutely recommended!
