We are so lucky to have stayed at Lavinia’s property! She was such a gracious and wonderful host, and our stay was perfect—we had an 18 month old with us, and it was brilliant for a small child too. Very centrally located, very clean and private, and peaceful, with the Euclide station and easy metro and bus access nearby, and Lavinia was available if we needed anything at all. We will be coming back!

For us this apartment was perfect. We were only here for one night, but it was a good stay. Room was big, with a double bed and a single bed for our child. The only small thing I would say is that the temperature of the shower fluctuated slightly, but that was really a minor thing. The shared kitchen had everything we wanted, and the host was lovely! Also, the outside is lovely to sit in (although we were unable to use it due to a very rainy day...).

The host is amazing: very knowledgeable, works with you to help plan your trip and provide recommendations, provided breakfast that catered to our style (American or Italian) if you ask. Charming patio to mingle with guests or enjoy morning espresso, and so friendly. Little far from tourist attractions, but easy to get around, and worth it for quieter neighborhood.

This is a wonderful little B&B. Lavinia is a great hostess and very well organized. The rooms are comfortable and clean at a reasonable price. Lavinia provides a book with maps and directions for attractions, transportation routes and food translated into several languages. I needed a place to stay after my husband was sick and ended up in the Matre De Hospital a 5-minute walk. There is a nice little garden and it is quiet and relaxing. Lavinia provided coffee, yogurt, and pastries that I could grab on my own which worked well with my schedule.

The owner is very friendly and fulfills all wishes, also providing many tips for sightseeing and restaurants, you can tell she knows her way around. The room was very spacious, with plenty of storage space in the bathroom. The neighborhood is green and quiet, you sleep wonderfully. We only used the garden once for a longer time, it was still too cold in the morning and evening. The location is perfect and well connected by public transport to the center, the station, San Pietro, on foot there are several museums and parks nearby, only Trastevere or Avventino require a short trip. We felt very comfortable and (I have often been in various neighborhoods in hotels) were able to relax besides the tiring and crowded city.

Beautiful B&B Five in the Parioli neighborhood. Very spacious room, perfect for a couple and a child, very clean and comfortable. Lavinia has been very nice to us at all times, has provided us with everything we have asked for and has given us all kinds of information about transportation, places to eat and visit. She has been a great hostess. The accommodation is about a half-hour walk from the Colosseum and, although the walk can be done calmly, on hot days it is not very advisable. However, there is good public transportation communication and the taxi service works perfectly. For about 10 euros you are in the city center. In conclusion, highly recommended place with a very good quality/price ratio, to spend a few days in Rome.

I went there with my daughter who wanted to stay there forever because she liked it so much! Clean and well-furnished, it makes you feel at ease right away, just like the person who manages it: She was very kind and helpful, giving us information on how to get around and advice on where to eat. The included breakfast is very varied, there is really something for everyone. The location is very good, you can reach the Biopark in a few minutes on foot, which was our first destination, and you can also reach the city center with a nice walk. Alternatively, there is a bus a few steps away that goes to Termini. I highly recommend it, I will definitely return!

Delightful Bed and Breakfast in a quiet location, very close to the Parioli Clinic for those who may need it, but especially close to Villa Borghese. Lavinia is welcoming, kind, and very helpful. I felt very comfortable, definitely. The only drawback: there is a nice flight of stairs to access the inner garden and the rooms, not recommended for the elderly or those with mobility difficulties.

Clean structure located not far from the center of Rome, it is possible to reach the center by bus without any problem, spacious and clean rooms, friendly owner helped us a lot in explaining how to move around Rome. Breakfast I expected better but it was absolutely not a problem, I recommend it without a doubt.

I gave a low rating only for breakfast... it's a shame to be in Italy and drink a Nespresso coffee that is not good at all, neither for the taste nor for what Nestlé represents! I would also say that all plastic-wrapped products are not environmentally friendly or very good. It's an important detail because that's how the day starts; we went to get coffee at a bar when leaving the house.

Very nice B&B with ensuite bathroom and even the possibility of a reserved parking space. We stayed at B&B Five for the Tennis Internationals and it was very easy to reach our destination. The room is small but very clean. The added value of the structure is the owner, Mrs. Lavinia, who is a truly welcoming person; very attentive to details and customer care in every need. She truly pampered us to the point of being present in the structure at breakfast time to serve it herself, comfortably seated in the splendid garden that B&B Five is equipped with. Excellent.

The breakfast is self-service, snacks, cookies, there is everything really but all packaged, except for the excellent coffee with Nespresso machine, nothing is missing. The location in the Parioli area is very quiet, just not very easy to reach the center by public transportation. But if you have to go for example to the Auditorium Parco della Musica for an event even the area is top, 10 minutes walk. I will come back!

Cozy structure, a small colorful corner among the buildings of Rome. Large room equipped with everything, clean, bright with air conditioning and heating. The three rooms can use the small kitchen and the products in the fridge. I stayed at this fantastic B&B Five with a wonderful garden. The room was extremely clean, warm and welcoming. The bathroom was spacious, bright and equipped with every comfort. I really liked being able to come back at any time in the evening because I had the keys and the possibility to access the kitchen at any time, even at night, for a herbal tea or something else. The kindness and availability of Lavinia I had already noticed in other reviews and I can confirm that Lavinia is truly a welcoming person. The girl who tidies up the rooms in the morning, very helpful and kind, whose name I can't remember. I will definitely come back to this property.

It's hard to ask for more. The rooms are spacious, clean, modern. The bathroom is large and functional. The location is fantastic, a quiet street in one of the most elegant neighborhoods in Rome. For parking, we used the available paid box. Otherwise, it may be difficult to park on the street, but not impossible. At breakfast, I gave a 9 and not a 10 only because the regulations of the Lazio region require B&Bs to offer only packaged products, but the breakfast itself offers everything and then there's the 24-hour bar, with fresh drinks and yogurt in the fridge, coffee capsules, tea and herbal teas, snacks, always available. Last but not least, the welcome from Lavinia and her assistant Francesca, people who convey great positivity, make you always feel at ease and give countless recommendations on things to do in Rome and places to eat.

The only downside of a structure and management totally to recommend is the booking website, which does not allow to modify it online, but it is necessary to cancel it and make a new booking. The box is not adjacent to the entrance as it would seem from the photos, but it is 100 meters away in an alley with a difficult entrance into the box.

The room is very beautiful, clean, fresh and new, the bathroom is stunning and new with a large shower. It is equipped with all comforts, immersed in a quiet and intimate environment. Outside there is a small garden with a sitting area and a couple of tables where you can have breakfast. Breakfast is self service, but the owners offer a decent choice of options for food and drinks. Lavinia is a very kind, friendly and extremely helpful person, always ready to provide information to facilitate travel and city visits. The neighborhood is very quiet and from there you can easily and quickly reach any tourist attraction.

Excellent structure, comfortable and in a great location, Termini station is easily reachable and there are various bus stops nearby. Lavinia is splendid, very kind and available for any advice. Extremely clean rooms and great availability even for breakfast (Lavinia leaves full freedom even if she is not present, for example, I had to have breakfast at 7 and I had everything available). Highly recommended, I will be back!
