Breakfast is served only on weekends. Breakfast time: from 7: 00 am to 9: 00 am. The buffet includes, among other things: fresh croissants every morning, homemade cakes, yogurt, jams, butter, toast, chocolate/Nutella, fruit juices, fresh fruit, and cookies. Coffee, cappuccino, latte macchiato, or tea are prepared on the spot and served with a professional machine. Upon request and prior notice at the time of booking, we can provide our guests with gluten-free products or other special requests (e. g. eggs, cold cuts, cheeses).

We really loved our stay at this Bed & Breakfast, close to Modena. The owner was extremely friendly and gave us a lift to Modena and picked us up later at an arranged time, as we had our car full of luggage, so we did not have to unload it. It was all quiet and very clean and spacious and in the morning we had a wonderful Italian breakfast with excellent cappuccino, croissants, and home-baked cakes which were delicious. Also, other choices were available. Very nice reception and host.

Friendly and helpful owner. Clean and spacious room. Water is also available in the room. Great value for money. We have been customers for several years and always return to them as soon as we find availability. Highly recommended.

The structure is brand new and smells like home. The B&B is only 15 minutes by car from the center of Modena, surrounded by greenery, with the availability and courtesy of the owners who make you feel at home from the moment you enter. The breakfast with the homemade pastries was fantastic. Although I had to leave the room at 6 in the morning, the owner woke up early to let me enjoy their delicious breakfast. I will definitely return!

The structure is close to the highway exit and convenient for going to the city. The environment is new, the furnishings are new, the cleanliness is excellent, and the breakfast is excellent and abundant. The owner is a wonderful person who does everything to help you and accommodate any request you may have. We will definitely return.

A place immersed in greenery and very quiet. The owners, two very kind and helpful people. A good breakfast served on time. Well-kept room, a bit small single bed, I would have preferred a queen-size bed much more comfortable with a latex mattress.

The structure is very nice and well-kept, with surrounding garden. The rooms are new and very clean, equipped with television, fridge, air conditioning, hairdryer,... Extremely kind and helpful staff. Kitchen area (which would then be the breakfast area) always available to customers with all the necessary for preparing food and drinks independently (with cakes, biscuits, yogurt, water, juices, tea, coffee,...). The b&b is close to the highway and has parking. Highly recommended!

Excellent value for money, especially when compared to other properties in the area. Enclosed parking. Brand new and very clean, friendly and pleasant staff, abundant breakfast with fresh and packaged foods. If I really have to find a flaw: the wifi was a bit slow - but just to nitpick.

The owner who lives next to the property is always available and tries to make you feel comfortable discreetly. I stayed for only one night. In the morning, after leaving the property, I was called back because I had forgotten my phone charger. I went to pick it up in the afternoon before leaving Modena. Mr. Giuliano was very kind to return the item to me.

The property is located a few kilometers from Modena and other interesting villages to visit, so it is in an optimal position. The manager is nice, kind, and helpful. The rooms are clean and comfortable. The breakfast is excellent with homemade cakes and delicious local cold cuts.

Excellent location if you need to go to Modena Fiere, the management is familiar, all are nice and kind. The rooms are large, clean, and the bed is big and comfortable. Internal parking, the structure is quiet. I would go back.

B&B in a good location, clean and welcoming. The owner is very kind, he offered to take us to Modena city center in the evening with his car and came to pick us up. The breakfast is decent.

Well-maintained property, with welcoming and helpful owners and an absolutely excellent value for money! For breakfast, we were able to taste some delicious homemade sweets and traditional ones, we will return if we pass through those areas.

Easily reachable with the navigator, close to the connecting roads, which is an advantage but a bit noisy due to car/truck traffic, although in the evening I was so tired that I didn't hear anything. Cozy and clean rooms. Breakfast super super super and kindness/availability of the manager excellent. Highly recommended.

We stayed at this place, chosen for its location between Modena and Campogalliano. We had a very good time due to the decent structure and the exquisite kindness and availability of the managers. The restaurant adjacent to the structure helped make the stay more pleasant.

The rooms are spacious and welcoming, with a nice clean bathroom. The owner is very friendly and helpful. The breakfast is plentiful and good. If I were to come back to those areas, I would definitely return.
