The old saying "you get what you pay for" is true. It's located next to where I was heading. The price was low. There is no luxury but I knew that beforehand. The whole experience was good. A friendly host and helpful in all manners. There are two rooms. Depending upon who has rented the other room it can be loud at night because the walls are not that thick or sound proof. I would come back again due to the convenience mainly. For a few nights in Parma on a budget it's perfectly fine. If you are seeking luxury or more fancy stuff, pay more and stay at a hotel!

The structure has an exceptional location. Close to the train station, supermarkets, and the Baptistery can be seen after just a few steps. The room is large, comfortable, cozy, and very clean; there is a kettle and coffee machine available for breakfast. The manager is of unique kindness: I called him as soon as I arrived and, since he was near the train station, he came to pick me up. I also want to thank him for sending me the cap I had forgotten in the room. A special cap for me because we have been traveling together for at least 20 years. I highly recommend the structure and if I had to return to Parma I would choose it again.

The B&B consists of an apartment with two rooms located inside a historic building positioned very close to the city center and also to the train station. Being on the second floor without an elevator, it is not suitable for disabled people or elderly individuals. The rooms are clean, warm, and the beds are very comfortable. There is no television, but for us, it was not a problem since our goal was to visit the city. The manager is very kind and attentive. Excellent quality/price ratio.

Basic structure, on the second floor without an elevator. One room has a bathroom en suite, the other has exclusive use of the house bathroom but is outside the room. I stayed in the room without an attached bathroom: both were clean. Essential furnishings. The thing I suffered the most from was the lack of a luggage rack, but other than that, no problem: comfortable bed and good availability of blankets. Wi-Fi is available and working.

Purtroppo non sono rimasto soddisfatto del mio soggiorno. Ho avuto una camera differente da quella nelle foto. Non c'era il televisore e il materasso su cui abbiamo dormito era basso e scomodo. C'era una macchia sopra la coperta che non era neanche un piumone. Il pavimento della camera produceva un rumore strano quando si camminava ed era dislivellato in alcune parti. La porta della camera, molto datata, si faticava a chiudere se non si sbatteva. Inoltre, aveva un vetro opaco con una tendina. La camera era tutta bianca, decorata solo con dei quadri di poster di film che non avevano senso. Il soffitto aveva delle travi in legno molto vecchie. Non c'erano saponette o altri articoli per l'igiene personale nel bagno interno alla camera. C'era un po' di polvere e qualche ragnatela dietro la tenda della finestra. Nel cassetto del mobile ho trovato due cialde da caffè, ma non c'era una macchina del caffè o un bollitore. Inoltre, c'era una tazza con un cucchiaino sporco dal nostro arrivo, il che significa che non era stata pulita bene. Nonostante il proprietario fosse molto cordiale e disponibile, addirittura offrendosi di tenere la nostra valigia il giorno dopo la nostra partenza, sconsiglio il soggiorno.

Ne approfitto per ricordare che in tutte le descrizioni del nostro b&b scriviamo che NON abbiamo tv nelle camere, e che al momento non forniamo la colazione. Quindi niente macchina del caffè o bollitore per i clienti. Ci sono cassetti solitamente chiusi a chiave perche non sono ad uso dei clienti nei quali possono esserci cose mie. Ovviamente niente saponette, abbiamo bagnodoccia e dispenser per il sapone, che tra l'altro avete usato! Così come il piumone sul letto. La camera può anche non piacerle, con le pareti bianche e qualche quadro, ma è esattamente come nelle foto. E ne abbiamo solo due; se voleva quella con il bagno nel corridoio perchè non dirlo? La casa ha qualche secolo, idem pavimenti, muri, travi e travetti. Siete mai stati in un palazzo antico? Pavimenti e soffitti non sono come quelli nei palazzi di cemento. E questo è anche il bello della nostra struttura.

I am really very happy to have chosen 'B&B San Francesco'. Very comfortable, location in the historic center and also close to the station. The owner is very kind. The booking / check-in / check-out service is super convenient, simple, and quick. The room is cozy and cute, with an en-suite bathroom (everything you need is there - hairdryer, towels, shampoo, etc.). Truly an excellent choice for those who need to travel or enjoy the beauties of Parma.

We booked at 6 pm on Easter Monday, and by 7 pm we were already in the room. The owner is helpful and kind. The structure is practically in the center, convenient for reaching shops and restaurants on foot. A truly excellent experience.

Run-down structure, not suitable for hosting. Furniture that seems taken from grandma's house but now unused. The stairs to access the room are steep and the fixtures are non-functional both inside and outside. The linen, both for the bed and the bathroom, worn out and improvised.

Solitamente non rispondo alle recensioni; con questa colgo l’occasione per chiedere nuovamente venia ai nostri clienti. La palazzina è del 600, ed anche le scale. Niente di che, ma sono tutt'altro che comode, ed è una cosa che ribadiamo ad ogni telefonata, e che indichiamo su sito e portali. In una delle due camere, parte della struttura del letto e comodini sono dei primi del 900: non della nonna, ma della nonna della nonna … La “biancheria” non è improvvisata; scelta voluta quella di mescolare fogge e colori. Siamo un b&b a conduzione famigliare, e nel nostro piccolo cerchiamo di lavorare al meglio. Purtroppo, a volte ci capita di avere capi usurati o macchiati dai lavaggi. Mi dolgo che siano capitati tutti a lei. Oltretutto, nei giorni del suo soggiorno, abbiamo avuto un problema “idraulico” nel bagno, e posso immaginare che non sia stato del tutto piacevole. Se si riscontrano problemi o carenze, a volte parlarne può aiutare a risolvere. P.S. Il fatto che non la ricordi è poco importante, anche se forse da solo giustificherebbe il voto al gestore. Quel che non capisco è che abbia dato solo 8 alla posizione. Per il suo prossimo soggiorno nella nostra città mi permetto di suggerirle che vicino alla mia ci sono tante altre strutture. Prezzi decisamente più alti, ma forse dotati di ascensore e parure dello stesso colore.

The highlight of the structure is the location, right in the center. The room is spacious, but plain and not very welcoming. With tiny furnishing touches, it would become extraordinary.

The location of the B&B San Francesco is strategic: not far from the station and in the center, it allows you to visit Parma on foot. The room and bathroom are very clean. The only 'inconvenience' is that the bathroom is located outside the room; however, it is private and reserved only for the guests of that room. Good value for money. We needed it for just one night and we were satisfied with it as a solution.

More than positive experience: besides enjoying the advantage of a very central location (practically adjacent to the Duomo and the Baptistery square), we were greeted with great cordiality and stayed in a room that was even more beautiful than it seemed in the photos. The B&B San Francesco is located on the third floor of a historic building, overlooking a quiet and peaceful street in the historic center. Just a few steps away and you reach the main artistic monuments as well as the lively streets of Parma. The location is ideal for those who, like us, choose to arrive in Parma by train and move around the city on foot; if you prefer to use a car, it can be parked on the edge of the ZTL (the city center is a 10/15 minute walk away). In the room - spacious, bright, and well furnished - in addition to essential comforts, I found some books. Another pleasant surprise! We will return.

Structure overall nice, located in the historic center of Parma. The owner is very friendly. The only flaw is that the apartment is very dark and there is no possibility to change the air because the windows overlook an internal courtyard (which is also very noisy).

Located in the historic center of Parma, the B&B San Francesco appears more like a house rented for a day than a B&B. Furnished with antique furniture, some very beautiful, and with slightly dated appliances, full of family knick-knacks.
