Marco is an attentive and accommodating host and makes great effort to communicate across languages. The room is comfortable, clean, in good condition and in close proximity to the heart of Modena. Strongly recommend!

We are a family of four and rented two rooms. This is a really clean and functional B&B with a very friendly and helpful owner. Exceeded expectations. Easy walking distance to good restaurants. We would certainly stay here again!

The B&B Iris worked very well for my wife and me because it is accessible by car and has very reasonable prices, yet it is also within walking distance to the historic center. It is also located in a quiet neighborhood. Our host was terrific.

The B&B Iris was exactly what we were looking for, in easy walking distance to the city center and good restaurants but in a quiet side street and with free parking. The host was lovely, the rooms were clean and well-appointed. The breakfast was ok, consisting mainly of pre-packaged sweets.

We liked it very much, I recommend it to everyone. The old town is easily reachable on foot.

Good structure, very friendly manager, standard breakfast and good general cleanliness.

Convenient location if you need to go to the Policlinic (10 minutes on foot). In 20-25 minutes you are in the city center. Easy parking. Friendly and helpful manager. Clean rooms even if a bit old-fashioned.

In this type of accommodation, the welcome and courtesy of the host play a very important role. Marco is a perfect manager, friendly and helpful.

We were welcomed very warmly, the area is very quiet despite the proximity of Via Emilia, there are all the comforts needed. We did not have breakfast, as we had to go to the hospital for admission, but coffee was still offered very kindly. The breakfast room has everything, well organized and clean. The library and the collection of vintage Mickey Mouse comics, available to guests, are to be appreciated.

I stayed on Christmas night, the spacious room and the large shower bathroom made me feel at home. The perfect temperature of the double room allowed me to rest in total relaxation. Marco, who welcomed me and prepared breakfast, is an impeccable host: a person who knows how to host in a B&B. Highly recommended, especially if you arrive in Modena by car, near the B&B you can park comfortably. The WiFi is the cherry on top. If there will be an opportunity, I will definitely return to Iris B&B.

Great welcome, the manager has been, since the first phone call, always kind and helpful. The cleaning lady is very nice, too bad for the slightly high tone of voice (in the morning), but very friendly and helpful.

Warm welcome from the manager and good value for money. The city center can be reached with a walk of about 20 minutes. Spacious, clean, quiet room. Recommended!

The room is modest, with old furniture. In particular, the shutter doesn't go up because it's too old and the curved wood doesn't make it rise. Therefore, in the room it's necessary to keep the light on. The beds are quite uncomfortable, with old mattresses, although the sheets and towels are clean.

Excellent location quite close to the city center and the Policlinico, in a very quiet street with low-rise buildings and no passing car traffic. Adjacent to a very convenient and quiet public parking lot where you can always find a spot. Simply but essential and practical furnishings. Very kind manager. We stayed in Modena for only one night. The B&B Iris was perfect for our needs. The owner was very kind and always responded to our requests very quickly. For those who need to stay near the polyclinic, it's the ideal place. The rooms were large and very quiet. Excellent Wi-Fi connection.

The B&B Iris is the ideal solution to stay in the center of Modena with all the comforts and hospitality exceeding expectations. Marco was friendly and very helpful in facilitating our stay. Being guests of B&B Iris is more than just a stay, it confirms that beyond competence and professionalism, it is nice to get to know and meet the generosity and friendliness of people.

I booked a room to be close to the hospital, the owner is very kind and helpful, the room is very clean and equipped with all the comforts. We didn't have breakfast but there is also a breakfast corner provided with everything, we had a great time, I recommend it!

Excellent B&B. Clean and tidy room. The host was very kind, and so was his wife. Even though we didn't have breakfast (our choice), the lady showed us the breakfast room as soon as we arrived (lots of food to eat) and gave us the opportunity to have something. Truly excellent.

I booked a room at this property for my parents due to its easy accessibility to the Policlinico from its location, as my mother had a post-intervention visit. They really enjoyed it and will definitely reconfirm for all subsequent appointments. Very kind staff. Excellent experience, recommended.

Reception from ten and praise, the owner Marco seems like I've known him for years for his availability, courtesy, sympathy, and professionalism, the rooms are perfect and cared for in every detail, regarding cleanliness they are maniacal it seems like the scientific police has passed through, the breakfasts are plentiful and Marco makes the buffet available to guests even during the day for those who feel like it all for free water included the fridge is available to guests. Excellent value for money, to be preferred.

The relationship with the owners was wonderful from the start.\n\nI returned after two weeks, and this time it was not by chance that brought me to B&B Iris, but the awareness of going to a clean place, dealing with hospitable, polite, discreet, helpful, generous, human, and excellent level people, even more. Marco and Barbara have dedication and passion for this activity, and it shows in how they dedicate themselves to their guests. Yes, because it's just like that, at B&B Iris, it will be like being at home. I stayed in September at this B&B Iris. The structure is new with very spacious rooms. Marco, the owner, was very kind and friendly. He tried to make our stay as comfortable and pleasant as possible. Highly recommended!
