I stayed at Venice-BB the second time. It is a lovely property in a side alley with a very picturesque kitchen. When making coffee, you are looking out the window through the leaves of fig trees over a small courtyard. Located near the Ghetto on the main path from the nearby station (max 10 minutes walk) all the way to San Marco, the B&B is both convenient but also a relaxing retreat. Alessandro is a great and friendly host with good knowledge of recommended restaurants in the area.

10/10 isn't high enough for Alessandro, he was the best host we've ever had. Friendly, accommodating, and always a message away if we needed anything. He's great for recommending restaurants and will even make a booking for you if you want! The first night we got there, he had a map of Venice and marked all the places he thought we'd like. He even took us out on his fishing boat for a tour of the canals one evening. The apartment is lovely- it's a little outside of the very centre of Venice, but we thought that was ideal because it was an easy walk to all the main spots but still quiet. If we ever return to Venice (and I hope we will!) we'll definitely be booking this place again.

We liked the appartment a lot - it's a very good place in the middle of a charming area. The host was wonderful and the welcome very charming. My daughter noticed that the beds and pillows are even cosier than at home. The abundant breakfast gave us insights in Italian savoir-vivre!

My husband & I stayed here during our first three nights in Italy. Alessandro's B&B was my favorite in Italy. He offered us wine & a snack when we arrived. He gave us a map & circled good restaurants to go to. His breakfasts are delicious. Egg frittata, lettuce, mozzarella & tomato sandwiches on crispy bread, fruit, fruit tarts, coffee, fresh-sqeezed blood orange juice, peach juice, the list goes on & on. He really finds an interest in everyone. He likes learning new English words. Yes, you share a bathroom, but don't let that deter you. Everyone is an adult & during our stay, we never had a problem. Alessandro, we will always remember your kind hospitality & warm interest in us. Thank you so much!

The apartment is in a great location as well -- in a quiet alley just off a bustling main road. It is easy to access shops and restaurants, and also not far from more quiet areas of Venice.

June 2017. This is the second time my husband and I stayed here. The location is wonderful, mainly because it’s not near the tourist traps, but close to many restaurants and shops and wonderful churches etc. St Marks Square and Doges Palace are still very easy to get to by boat. We love this place because Alessandro is so helpful, and a great host. He is lovely to talk to and is keen to talk about the real Venice and find out about your culture too. Alessandro’s English is very, very good. You share breakfast with the other guests who are like-minded. I highly recommend to slow travellers and people who want a truly Venetian cultural experience. It is not a swish hotel and you share a bathroom. There is no lift and so walk up three flights of stairs. Breakfast is fantastic. Hi Alessandro. Sorry for delayed review. This B&B is an absolute gem in Venice. The rooms are clean, spacious and we loved the place and location in general! But the best thing about the B&B is definitely it's host Alessandro! He made us feel at home the moment we walked into the BB, gave us the best tips and recommendations and cooked the most amazing breakfast ever! We stayed for 3 nights at Alessandro's appartment for my husband's birthday and everything was perfect! The location is in the centre, not the very touristic one and that's what we searched for; the host was friendly and helpful about good adresses, the breakfast was abundant and delicious (special attention for the Italian sandwiches); the bedroom was comfortable and calm, etc etc In short, this bed&breakfast was one of the keys to our good memories of our first visit of Venice! We recommend Alessandro's place for everybody who's searching for personalised reception.

We had an amazing stay! Alessandro was the perfect host; he greeted us upon arrival, told us the ins and outs of the B&B along with the area and had scrumptious food ready for us. The bed was one of the most comfortable we had slept in, the other guests were quiet, kind and respectful and the breakfast he prepared was unbelievable. The location was very nice as it was close to the train so we walked with our carry on to his B&B with no troubles.

The owner Alessandro was charming and provided a huge breakfast every morning. Very tasty. My only wish would have been a bit more variety. Although I’m sure if we’d asked he would have provided that. Rooms were comfortable but the bathroom had to be shared and the room we had was far away from it. But I’m sure younger people would have not minded this at all.

Alessandro was an unbelievable host. It’s like getting a free tour guide. The breakfast was without question the best breakfast (actually meal) I’ve had during my 10 days in Italy. The rooms were simple but clean. The bathroom is shared but spotless and regularly cleaned. Note: when you hear shared bathroom don’t think suite with bathroom between the two rooms think bathroom at the end of the hall outside of your room (if you get deluxe) and right next to your room if you get superior. This wasn’t an issue for me at all, but if it’s a challenge for you I’d recommend the superior room so you’re much closer to it, making it feel more like a private bathroom. AC was cold, fan was available. And the WiFi was the best we had our entire vacation. Italy’s WiFi is notoriously slow (not here though). Location is close to the train station and relatively close to the bus station. You will value this when you have your bags and are arriving or departing. Trust me! I’d recommend this to everyone who asks. I’d make the bathroom thing clear and if they can work through that, they will not be disappointed.

Alessandro is an excellent host. He gave us an extremely warm welcome, talked about the local attractions and where best to eat and made us some juice and bruschetta to eat while we talked. The property is within around 25 mins walk of many sights in Venice and was kept very clean and tidy. The breakfast each morning was delicious and very big so you can even skip lunch if you want. I would definitely recommend this property, Alessandro helped to make our stay in Venice a memorable one.

As I said on Tripadvisor: do not miss the chance to stay here. The location was perfect - easy to get everywhere from this location either by walking or by taking the waterbus. It was uniquely and cheerfully decorated it was just lovely. Everything was clean, the breakfast was outstanding. Do not pass up Alessandro's place he's a rockstar.

Alessandro was a charming host, full of local knowledge and enthusiasm for his city. The breakfast each morning was fresh and delicious and Sarah was wonderfully obliging with the cups of coffee. From the BnB to the Rialto Bridge is a nice 15 minute walk, but heading north affords respite from the tourists through beautiful, winding streets seemingly untouched for centuries. All in all, we wouldn't hesitate to come back to the B&B for it's location, it's convenience, and above all, the kindness and generosity of the staff.

This BB in Venice is very charming, because you will have the impression to be a part of Venice. The House is situated right in the middle of the daily life in Venice. The rooms are on the second floor and very quiet. The flat is very individual and fancy. The host Alessandro is a very lovely and helpful host and his breakfast is amazing. But this word is truly not enough for the breakfast he prepared for us. It was very nice to stay in Venice, but is was wonderful to have the opportunity to stay in this BB. Alessandro is like a good genie. He helped with a lot of ideas to visit Venice with another view on this beautiful city. Also he was lovely with our dog and Spiky took him directly in his heart. Thanks a lot. We will come back to Venice, also thanks to this BB and Alessandro.

Alessandro is a great host and a really lovely man in general, he is very relaxed, kind and well organised which made the whole experience of being in Venice a really pleasant one. He is a Venetian born and bred and therefore has some really good recommendations for local bars/restaurants which can be really hard to chose from as they all seem to be pretty good but Alessandro's advice was always good. The bedrooms are very comfortable, clean and spacious and the breakfast was (as many reviews testify) really good too. The area is good as its near Guglie, one of the first stops on the water bus or Vaporetto from the airport so you don't have far to walk with suitcases (about 5mins if that). Plus its in a very relaxed and trendy area of town with a few great little bars and most of the best places to eat within walking distance. I'd definitely recommend this as a place to stay to friends or family and would love to go back one day too. Cheers Alessandro!

It was my first trip to Venice, travelling solo for three nights, and I thought the location was perfect - very easy to reach from the Airport (via Waterbus), close enough to the main attractions, and far enough away from the main tourist routes. Alessandro was an amazing host, who provided great tips on where to eat, and visit, and prepared a breakfast spread fit for a king. I would highly recommend to friends.

A really great place to stay - our room (the Deluxe room) was large and had a huge comfy bed. The bathroom is shared with the other room however this was not a problem during our stay as we hardly saw the other guests. Alessandro is a great host, very welcoming and friendly. He offers a fantastic breakfast in the morning - a huge variety to start the day! The location is very good, just 5 mins walk from the train and bus station. We had a lovely stay here and would recommend it.

If there was an 11/10 this lovely B n B would deserve it. It's very central, quiet and clean. What makes it so special though is Alessandro the host who goes out of his way to help with eating and visiting suggestions. There is no way wed have found or used the Euro 2,00 Gondalier across the grand canal to get to the fish market without his suggestion or the gorgeous coffee shop right outside the front door. But it was his pride and enthusiasm for the Venetian life and tradition that was the abiding memory of our stay here. Oh, and the lavish breakfast table is all true too! We have returned to stay with Alessandro in 2017 and 2018 and most recently in 2023. The format has changed (sadly no breakfast!) but Alessandro is as welcoming and friendly and enthusiastic about Venice as ever. It is always a pleasure to meet him again and catch up with the world and life in general. Thank you for yet another happy stay in Venice.

Fabulous Venetian Hospitality! We had an amazing stay with Alessandro in Venice. The property was quirky, colourful and extremely clean. As other reviews have stated his breakfasts are generous, hearty and great quality. The room was extremely comfortable and the shared bathroom was not an issue for us. When compared to faceless hotels a stay with Alessandro wins hands down. He is a warm, friendly host who goes out of his way for his guests. We would not consider staying with anyone else if, or should I say when we return to Venice!

Hébergement bien situé, jolie déco, très propre, petit déjeuner gargantuesque et accueil sympathique, convivial et surtout très humain. Les échanges avec Alessandro sont très riches et ses bonnes adresses sont incontournables sur Venise. N'hésitez surtout pas à y venir, vous ne regretterez pas.. Mi madre y yo nos alojamos en casa de Alessandro durante 1 semana casi como si estuviéramos en la nuestra. La ubicación es perfecta pues està muy cerca de Plazza de Roma. A la habitación no le falta detalle, desde plancha, secador de pelo, batas e incluso una mini-nevera con bebidas para disfrutar durante nuestra estancia. El día que llegamos fue de madrugada y Alessandro nos estaba esperando muy amablemente. Los desayunos son espectaculares en especial los capuccinos recién hechos. Alessandro nos dio indicaciones perfectas de lugares para comer y también sobre Venecia en general. Y cómo colofòn final nos llevó en su barca por el Gran Canal, no olvidaremos nunca esta experiencia. Sin duda, yo me alojaría allí otra vez si volviera a Venecia.

Llegamos una tarde a este B&B y allí nos estaba esperando nuestro anfitrión con una merienda 100% italiana. Mientras merendábamos nos dio un mapa donde señaló todos los buenos restaurantes (de pizza, pasta, carne, pescados, etc) de la ciudad y muy importante para mí, no turísticos, 100% venecianos. La habitación, que tiene aire acondicionado, muy importante en pleno agosto, estaba súper limpia, al igual que el baño. Nos preguntó cuáles eran nuestras preferencias al desayunar, y como cada uno teníamos distintos gustos nos preparó un exquisito desayuno (para la hora que quisiéramos) con tortilla de patata, sandwiches exquisitos, zumos, algo de dulce... increíble. Mi pareja y yo, con ese desayuno, ya aguantábamos recorriendo la ciudad hasta la cena, y visitamos algunos de los restaurantes que nos recomendó, donde la comida estaba más que exquisita. 100% recomendable si vas en pareja, o en familia con niños. La situación es genial, porque está muy cerca de la estación de tren de Santa Lucia, y está lo suficientemente alejado del centro (plaza de san marcos) como para estar tranquilos, pero en un paseo llegas perfectamente a estos sitios turísticos. Si vuelvo a Venecia, que espero que si, repetiré sin dudarlo!

Solo aver avuto la possibilità di andare è stato emozionante in questo periodo, vi garantisco che la casa è molto bella ben curata pulita in una posizione perfetta 5 min a piedi dalla stazione e 15 da piazza San Marco tutto perfetto per una famiglia come noi con tre bambini piccoli, la casa ha tutti i servizi, c’è anche l’uso della cucina che è sempre utile anche per una tisana e un momento di relax, Alessandro è una persona eccezionale un amico più che un proprietario da consigli di tutti i tipi si preoccupa di farti vivere Venezia al meglio e il suo giro in barca un sogno, i miei figli vogliono già tornare, e lo faremo sicuramente super super consigliato. B&B vero, dotato delle caratteristiche che un viaggiatore interessato all'autentica ospitalità veneziana può trovare, fuori dagli standard schematici e freddi delle strutture gestite dagli stranieri albergatori che pullulano a Venezia. Da apprezzare la varietà del buffet, la personalizzazione del servizio, l’atmosfera della cucina e camera, la capacità del gestore di anticipare i bisogni specifici dei clienti. Sono disponibili due camere con bagno comune (così sono nati i B&B) nonostante ciò il livello di privacy è ottimale e la tranquillità durante il soggiorno è stata sovrana. La stanza era comoda e spaziosa, l’arredamento molto originale e consono allo stile della struttura, materasso e rete comodissimi, alto livello di pulizie. Ci torniamo volentieri con mio marito e mio figlio.

Posizione comodissima, struttura super pulita e proprietario (Alessandro) gentile, accogliente e disponibile. La colazione è un sogno (neppure in alcuni alberghi è tanto abbondante) e il frigobar in camera è un piccolo lusso. Da consigliare a tutti i viaggiatori!

Struttura piccola, ma accogliente e assolutamente pulita, a pochi passi dalla stazione di Venezia Santa Lucia ed in posizione strategica per visitare senza problemi tutta la città. Alessandro è un padrone di casa affabile e super accogliente, non lesina consigli su dove mangiare e su cosa vedere ed ogni mattina ti fa trovare una colazione abbondante e per nulla scontata. Fatta eccezione per il bagno in comune, non riesco a trovare difetti rilevanti. Se non state cercando una struttura di charme o comunque di un certo livello il B&B di Alessandro è la scelta ideale.

Potrei scrivere mille cose, ma nessuna potrebbe eguagliare la sensazione che si prova dal vivo nell'essere li! Proverò comunque a descrivere questo B&B, dove resta difficile chiamarlo così in quanto soggiornare in questa struttura è più come essere ospiti da un amico, infatti il proprietario Alessandro merita a pieno questo attributo. Cominciamo nel dire che il punto dove e situato e molto strategico, sia per arrivare, muoversi per Venezia e sia per il ritorno (aeroporto o stazione). Ma per qualsiasi altra dritta sul posto, lascio la prerogativa ad Alessandro, che vi saprà consigliare su qualsiasi cosa vogliate fare, mangiare, visitare e comprare! Lui è la garanzia di questa recensione. Le sue colazioni poi, mi mancheranno si! Vi ripeto non si ha la sensazione di essere in un B&B ma a casa di un amico! Se lo consiglio ? assolutamente si, non troverete mai nessun posto così a Venezia. PS. A presto per il giro in barca Alessandro! Con affetto. Gianni.

Aloe Sandro is a great host, made the stay special and makes a kick ass breakfast. Would stay again, maybe just live there.

We had a wonderful time at this B&B in a great location just 10mn walk from the coach to the airport. Alessandro had fantastic advice on places to visit and eat in Venice and was so, so helpful and friendly. He and Sarah also cook the largest breakfast I have ever seen, which was always a fantastic way to start the day. Thank you both for such an excellent haven in bustling Venice.

Vacanza toccata e fuga ma per quanto riguarda il B&B posso solamente dire che siamo stati d'incanto! Camera pulita e molto carina, colazione abbondante e buonissima. Il gestore una persona alla mano, molto gentile e disponibile, ci ha dato un sacco di consigli che sono serviti e ci siamo sentiti come a casa.

Lovely B&B and great host. We only stayed one night but we'd love to visit again. Alessandro made us feel very welcome and gave us great tips for places to get coffee, dinner and ice cream. Perfect place to stay in Venice.

Posto strategico, comodissimo per girare, molto tipico. A circa 10 minuti dalla Stazione, facilissimo da trovare. Camera con phon, ferro da stiro, accappatoi, frigo. Alessandro e' stato di un' accoglienza e premura straordinaria... Al nostro arrivo serale, ci ha offerto vino bianco e stuzzichini tutto con prodotti locali stra buoni, ci ha indicato posticini tipici e dato indicazioni utilissime su come muoversi, fornita mappa di Venezia. Pulizia impeccabile. Peccato per il bagno in comune (peraltro sempre pulitissimo) sennò sarebbe perfetto. Ci ha permesso di lasciare le valigie in custodia il giorno della partenza. Colazione favolosa, dolce e salata, brioche, crostata, frutta secca di 5-6 tipi, muesli, yogurt, te', caffè, pane fresco, formaggio, salumi. A noi a chiesto cosa preferissimo, gradivamo una colazione salata e ci ha fatto trovare pizza appena sfornata, bruschette e panino gigante. Abbiamo apprezzato la scelta di tutti ingredienti di qualità. Una colazione da pancia mia fatti capanna. Si può tranquillamente poi mangiare direttamente a cena. Un posto dove tornare sicuramente.

It was a great time in Venice. The place is really fine to stay in Venice: close to the railway station, easy to get Vaporetto, very nice district to eat at night 5-10 min walking. Therefore: you start your day with a great breakfast (The breakfast is really huge and made with love by Alessandro who si a very pleasant host). Then you walk or catch a vaporetto to go and visit all places. You can come back at the end of the day and decide to go in the ghetto to eat in different places nice and pleasant with typical offers. The bedrooms are super clean and nicely decorated.

Una bellissima scoperta che ha reso la visita a Venezia ancor più speciale. La simpatia del titolare del Bed and Breakfast (Alessandro), la sua passione nel raccontare della sua città ci ha contagiato e i suoi suggerimenti sui luoghi da visitare e sui locali nei quali cenare o "cicchettare" sono stati tutti azzeccatissimi. In merito alla struttura, le stanze sono belle, pulite e accoglienti. Anche il bagno è molto pulito e non si fa caso al fatto che sia in condivisione. Il pezzo forte, però, è la colazione. Dal salato al dolce, inclusi succhi e frutta, è tutto abbondante e buono, al punto che si può tranquillamente saltare il pranzo, avendo più tempo per visitare la città e investendo tutto sulla cena. Io e il mio fidanzato torneremo di sicuro!
