The best host. I will certainly come back for the third time. The rooms are very clean. The attention to details is the best. The metro is so close, you arrive at the monuments so fast, in 15-20 minutes. I recommend this.

Vous ne pourrez trouver un meilleur B&B que le De Guestibus, nous avons passé un séjour fabuleux, les chambres sont propres, sentent bon, et sont nettoyées tout les jours! Le métro est tout proche, et cela est vraiment pratique pour rejoindre le centre de Rome. Mais ce que nous avons retenu de notre séjour, c'est l'accueil chaleureux d'Emanuele, un hôte vraiment superbe. Nous conseillons fortement ce B&B.

Excellent check-in management, modern and fairly clean room. Only two flaws: the air conditioning didn't work in the summer and the shower, no matter how careful we were, leaked water outside the box, wetting part of the floor. Overall we had a good time, also due to the location, close to the metro and public services.

Rooms in modern style and very well maintained, huge shower and very comfortable beds and pillows, among the best I have ever found in a hotel. Emanuele, the manager, is very friendly and kind. I absolutely recommend.

Emanuele is truly a fantastic host! He welcomes you with a smile in his beautiful and very modern property. I really liked the comfort of the bed, the cleanliness, and the location (metro A Giulio Agricola just outside the door). Very satisfied and also a nice neighborhood with the beautiful Aqueducts Park behind it. Absolutely recommend!

Fantastic welcome, excellent staff availability. I spent one night, the room very delicate, spacious, clean, and well-lit, despite the busy location at any time the room was very quiet. Nearby you can find what you may need and metro stop just around the corner. I highly recommend it.

We had a great time, as always: comfortable, clean and well-organized room and super convenient location because it is close to Metro A stop. We have known this property for 11 years and we book it at least once or twice a year for our stay in Rome. The managers are very friendly and always ready for any need, advice, or request you may have.

We were satisfied. Very clean rooms, comfortable beds. The structure is a bit outside the center but with the metro station 10 meters away very convenient and in the area many shops, restaurants... We recommend it, we stayed 3 days and we had a great time.

A beautiful triple room, spacious, bright, and roomy, the bathroom really clean. Everything as described and from the photos. The room is also very quiet despite overlooking the Tuscolana. I recommend it.

New and spacious room, with a wardrobe for each occupant. New bathroom (including bidet) and large shower (there is also a professional hairdryer and not the wall one from hotels). Room in an apartment with 3 other rooms and common room/dining area, with a fridge to store your own food and drinks. So the only 'flaw', despite being a bed & breakfast, there is no breakfast. Great location, literally 10 meters from the metro entrance once you exit the building's door. However, we are 15 minutes away from the center/Termini station, so it is necessary to take it every morning. The neighborhood is well-equipped, quiet, and affordable in restaurants and bars. Emanuele (the manager) is a very skilled and kind host. Beautiful experience!

B&B 2 steps from Giulio Agricola metro station, well located with various bars and shops around. Spacious room and large shower bathroom. The owner is super kind and helpful, always ready to meet every request made. The structure could be improved or better renovated with a little more maintenance and care. But otherwise nothing to say.

Guest House convenient for visiting Rome as it is very close to the metro that allows easy movements around the city. Definitely easier for those arriving by car rather than having to go to more central areas where it becomes more difficult to move around. The area is purely residential and quite peripheral, so we can say that it is not its strong point as the surroundings are not beautiful (but you don't actually live there). On the other hand, the rooms, which are located on two floors of a large building and converted from two apartments, are spacious and new. The manager is kind and helpful. Breakfast is not available, although there is a small common room where guests can find a coffee machine with pods that can be used for a quick coffee. Prices are average for the city of Rome.

Abbiamo trascorso cinque notti nella struttura e ritorneremo qui se decidiamo di visitare Roma di nuovo. Il B&B si trova in una posizione eccellente, praticamente la fermata della metro linea A è sotto il portone. Inoltre ci sono diversi bar, ristoranti, negozi e supermercati in zona. Il proprietario Emanuele è infinitamente gentile e molto attento ai suoi ospiti. La camera sempre pulitissima e con arredi nuovi. Raccomandiamo questa struttura infinite volte. Grazie per averci connesso questo meraviglioso soggiorno.

Una sistemazione transitoria soddisfacente. I gestori molto disponibili, camere semplici ma funzionali, nuove e pulite. Posizione comodissima per gli spostamenti al centro (attaccata alla metro). Ci ritornerò volentieri per un altro soggiorno romano.

La camera matrimoniale è grande, comoda e pulitissima. È anche fresca e noi abbiamo dormito senza aria condizionata nonostante il caldo fuori. Posizione perfetta perché la struttura è situata di fronte alla metro che in pochi minuti ti permette di spostarti facilmente nel cuore di Roma: soluzione perfetta per visitare la zona, essere vicini al centro ma senza il caos. Emanuele (presumo il titolare) è stato gentilissimo, sempre disponibile per qualsiasi nostro bisogno e ci ha fornito ogni genere di informazione e aiuto. Ci torneremo molto volentieri.

Accoglienza eccezionale, i gestori sono gentilissimi e molto disponibili, le camere sono ben arredate e dispongono di ogni comfort, ottima la pulizia, gentilissimi anche i gestori del bar dove si fa colazione. Comodo per la presenza del metrò. Lo consiglio.

B&b in posizione ben collegata, praticamente sopra alla metro A e alla fermata del bus. Struttura nuova, stanza fornita di tutto il necessario e ottima pulizia. Molto buona la colazione presso il bar convenzionato. Wifi perfettamente funzionante. Grandissima la disponibilità del gestore che ancora ringrazio.

Io e la mia amica ci siamo trovate molto bene. Il Gestore è stato più che gentile e accogliente. Disponibilissimo anche per le operazioni di check-in e check-out. Nulla da ridire sulla pulizia, anzi. La nostra camera, spaziosa, era dotata di un terrazzino e il bagno, oltre al lavandino di design, è fornito di una doccia super attrezzata e confortevole Estremamente apprezzata la vicinanza della struttura alla metropolitana A (solo qualche metro). Molto indicativa della sensibilità del Gestore (anche se noi non ne abbiamo usufruito), la possibilità di farsi una bevanda (caffè, ecc), mentre la prima colazione poteva essere consumata in due locali pubblici (bar) vicinissimi alla residenza, quindi ottimo anche questo servizio. Segnaleremo De Guestibus alle nostre conoscenze per i loro soggiorni a Roma e noi stesse torneremo ancora da loro alla prima occasione.
